Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,092 service calls we have performed 4,639 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/25/23: Poured 2oz of bleach in each toilet. Low water pressure from kitchen faucet.
1/25/23: The MB toilet runs continuously ever so slightly so I shut it off at the valve. The neighbor’s concrete fallen fence has been removed (photo below) and there was a contractor there working on the pool cage. The humidity is higher than I like to see it. After discussing it with the customer I move the thermostat to 74°.
1/25/23: The dehumidifier read 45. I poured vinegar down the HVAC condensate tube I then chased it with water.
1/25/23: As mentioned in the last service call report you are out of vinegar to pour down the HVAC condensate tube. I had about 15oz in my truck so I was able to provide vinegar this call. I will make a note to buy some before the next service call. The water main was on upon arrival, I turned it off upon departure.
1/24/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof of the building is still tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/24/23: Brought in four pieces of mail see photo below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/24/23: Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
1/20/23: The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
1/20/23: The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
1/20/23: Remediation progress photos below. The humidity level was back under 60% inside the residence. Monitoring the faint water stains on the master bedroom ceiling closely. Screen damaged on lanai. Roof of building is still tarped.
1/20/23: All of the damaged roof tiles & soffits have been repaired since the last service call see photos below. The pool water level was extremely low when I arrived almost to the bottom of the top skimmer port. I ran the hose in it during the entire service call & set the timer for 120mins to bring the water level back up. The tires on the vehicle were starting to get low from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/19/23: Drive by. Put six packages inside the residence that were left by the front door see photos below. Made sure the alarm was set & everything was locked when leaving.
1/19/23: Some furniture has been placed on the front porch photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The drywall repair by the front door has not changed in appearance since the last service call. Front porch floor is lifted & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
1/19/23: All of the damaged drywall has been replaced & new texture has been added to the walls see photos below. Made sure the water heater, range & ice maker were off. There are perishable food items inside the refrigerator see photo below. Storm shutters on lanai are open.
1/19/23: Checked all damp rid buckets. Screen torn on front porch. There appears to be some torn window screens as well.
1/19/23: Julie brown was inside the residence when I arrived. There appears to still be an active water leak somewhere in the living room by the kitchen see photos below. Drywall construction progress photos below. Was unable to enter the master bedroom or bathroom as all of the furniture is being temporarily stored in the bedroom blocking access. Damaged garage overhead door has not been replaced yet.
1/19/23: Power has not been restored to the residence yet. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/19/23: The refrigerator is off & tagged for not working. Moved the storm shutters up & down 1/4 for preventative maintenance. The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
1/19/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The closer on the front screen door is broken off the door. Both drywall repairs have not changed in appearance since the last service call. Drained water from system after water was turned off.
1/19/23: The front door was completely unlocked when I arrived. The front door deadbolt lock is starting to get difficult to turn with the key. I lubricated the lock with some lock lubricant but it is still slightly difficult to turn. Checked the water pan in the ac return vent.
1/19/23: The front door was completely unlocked when I arrived. The tires on the vehicle were starting to get low from cooler outside temperatures. I inflated the tires to 32psi using my cordless inflator photo below. The drywall repair underneath the dining room windows has not changed in appearance since the last service call. Front porch screen door is damaged. One shutter on lanai is damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
1/19/23: The master bedroom hallway light was on when I arrived. I turned it off before leaving. The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
1/19/23: Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
1/19/23: Drive by. New roof installation photos below. The new roof appears to be complete. There appears to be a large dip in the roof on the middle of the right side of the house by the plumbing vent stack see photo below. The dumpster full of debris in the driveway still needs to be collected.
1/18/23: Drive by. New roof installation progress photos below. The back & sides of the house have been completed so far. The pool is clean & the air conditioner is in good condition. The supervisor stated that the roof might be completed by the end of today & that he would make sure to send photos & contact the client.
