Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,222 service calls we have performed 4,426 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/27/23: Pulled a Pucor Pest Control sign from the front landscaping, not dated.
4/27/23: The front door was unlocked the cleaning lady, Allison, was inside the residence cleaning when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
4/27/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. I found six tripped circuit breakers. I reset each. I found the master bedroom ceiling light on, and the front bedroom ceiling light on. More than likely that’s because I reset the circuit breakers for each. There is a picture below, showing you each of the except breakers. This was not a power failure, because the clocks on the appliances were not flashing. I told a few on dozen of weed from pool/lanai area.
4/27/23: Brought in two pieces of mail that were in the neighbor John Pope’s mailbox see photo below. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the resi when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All storm shutters are closed.
4/27/23: New roof construction progress photo below. Put the outside temperature monitor in front of one of the windows next to the front door & checked the repeater in the foyer which was on. Made sure the water heater, range & ice maker were off. The display on the ac thermostat was blank when i arrived. I replaced the batteries with two new AA batteries restoring power to the thermostat display. Front door storm shutter key is in the lock. Water was off in 2004.
4/27/23: New roof construction progress photo below. The humidity level was still under 60% inside the residence. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
4/27/23: Made sure the water heater, range & ice maker were off. Maintenance performed a dryer vent inspection while I was inside the residence. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
4/27/23: The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
4/27/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
4/27/23: New roof construction progress photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
4/26/23: Brought in one piece of mail see photo below. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. The dining room light was on when I arrived. I turned it off before leaving. Irrigation system is on.
4/26/23: The hall smoke detector is beeping saying low battery. So I got the ladder out of the garage and replace them with brand new batteries that I carry with me and it’s still beeping and saying low battery. I checked the mail there is none, there is a green note blocking any mail delivery inside that mailbox. There was a white package on the table just inside the door, photo below. Browning of the backyard, photo below.
4/26/23: I poured vinegar down the HVAC condensate tube then chased with water.
4/26/23: Watered the 3 interior plants as instructed. The master bathroom left sink has note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The long downspout in the back corner was apart and crushed, photos below. It was also plugged in the center, I unplugged it.
4/26/23: I love the new spa. I found what appeared to be rust spots in the kitchen sink, photo below. I found some Browning in the front yard. I thought you might want to see. The alarm fell off the back slider.
4/26/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Weeds growing in the cracks of the side pavers next to the pool.
4/26/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Pool valve appears to be leaking slightly, photos below.
4/26/23: Brought in three pieces of mail see photo below. The lawn has some excessive browning on the back & right side of the house. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon.
4/26/23: It was mine are digging in the yard nothing alarming in nature. Some browning in the front yard, photos below.
4/26/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
4/26/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. The key box numbers were mixed so I know someone had been there. I always set the numbers back to 5555. The humidity inside is borderline high. However, it’s a very humid morning so I would anticipate that to be the case. As it warms up outside the air conditioner will run more frequently and remove the humidity.
4/25/23: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
4/25/23: Both garbage cans were full & down by the street for collection. Brought in four pieces of mail see photo below. The ac system was off & there was an odor coming from the refrigerator when i arrived. I found every single breaker turned off in the breaker panel & turned all the essential breakers back on restoring power to the ac system. All storm shutters are currently off & open.
4/25/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
4/25/23: Drive by. Went back to the residence to check the pool water level & shut the water hose off. The water level was back up to an optimal level see photo below.
