Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 4,426 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

5/17/23: Drive by service to check humidity within the home. Humidity is 48.5% and the thermostat is set to 72° and it reads 80°. The dehumidistat is set to 50%. I.
5/17/23: A section of the child safety gate around the pool was not latched, I latched it, photo below.Some weeds growing in the cracks of the pool area. Brown area in the front yard, photo below.
5/17/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
5/17/23: Removed the expired milk container from the refrigerator photo below. Monitoring all previous water damage on the ceilings closely.
5/17/23: Watered 7 plants out back on the pool deck and 2 out front. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain under the front entry mat per client. The water main was on upon arrival. There is some moisture around the base of the pool pump however I could not find a leak photo below.
5/17/23: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater & range were off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/17/23: Had to remove several expired items from the refrigerator that were starting to perish limes, eggs, creamers etc. Monitoring all previous water stains on the ceilings closely. Mesh storm shutters are closed. Irrigation system is on. There is a brown spot in the lawn on the back left side of the house which appears to be caused by a sprinkler head not covering the area.
5/17/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
5/17/23: Removed an undated Ranson sign from the front yard. Brought in seven pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving.
5/17/23: The pool water level was just slightly low when i arrived. I ran the hose in it during the entire service call to bring the water level back up. Brought in a small package see photo below. Made sure the water heater, range & ice maker were off. Found several windows throughout the residence unlocked or partially unlocked & locked them. Both lanai screen doors are locked. Irrigation system light was blue.
5/17/23: Removed the bag of garbage from the garage. Made sure the water heater, range & ice maker. Vacant lot is being maintained. Found one of the dining room windows unlocked & locked it. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
5/17/23: There was an alert on the ac thermostat concerning the WiFi connection when i arrived see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/17/23: Picked up the key for the new keypad deadbolt. Made sure the water heater, range & ice maker were off. The cover is broken on the exterior electrical outlet on the right side of the house see photo below. Checked all damp rid bags. Replaced a full damp rid bag in the middle guest bedroom closet. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
5/17/23: Mini fridge in living room is off & door propped open.
5/17/23: Made sure the water heater, range & ice maker were off. Found the guest bedroom window unlocked & locked it. Checked small damp rid buckets in storage closet. Will start the car on the next service call.
5/16/23: Pool pump draws from the bottom drain per client. I opened the garage door and left it open during the service call as we had discussed doing occasionally to help with the musty smell.
5/16/23: I watered 12 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. I hope reposition the camera for the client so that he could read the thermostat inside. The front door electronic lock didn’t work to begin with so I went through the garage and then got the door locked to work by moving the batteries. There is some Browning in the front yard, photos below.
5/16/23: Brought in six pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Will pour the Nuline drain cleaner down the hvac condensate drain line once per month for preventative maintenance. All storm shutter panels are on.
5/16/23: I poured vinegar down the HVAC condensate tube then chased with water.
5/16/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
5/16/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
5/16/23: Home under renovation from flood damage. Alarm is to remain off per client. The key box numbers were jumbled indicating somebody’s been inside the house. The water in the pool is too low in the pool, so I shut the pump off. I change the lockbox code as requested.
5/16/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The smoke detector in the front guest bedroom with the twin beds was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & tested it after installing the new battery.
