Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,467 service calls we have performed 3,279 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/23: New roof construction progress photo below. Portable dehumidifier in kitchen read 38. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
7/20/23: New roof construction progress photo below. There was a new water stain on the living room ceiling when i arrived see photo below. Renovation progress photos below. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All storm shutters are closed.
7/20/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
7/20/23: I watered the plants in the pool area. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve it’s not filling up so I cannot flush it at all.
7/20/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/20/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on.
7/20/23: New roof construction progress photos below. Ran the storm shutters up & down for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There were still some trails of live ghost ants in several locations throughout the residence. Front door storm shutter key is in the lock. Water was on in 2004.
7/20/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. There are traps now in front of the armadillo hole, photo below.
7/20/23: New roof construction progress photos below. I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
7/20/23: Additional service call photos.
7/20/23: New roof construction & renovation progress photos below. There was a worker present inside the residence when i arrived. Did not run water throughout the residence as it is currently being renovated see photos below.
7/20/23: Browning in the yard reported previously. Weeds growing in the cracks of the lanai, reported previously. The smoke detector in the living room is chirping indicating the battery needs to be replaced. Armadillo hole appears to be dormant.
7/20/23: Replaced the Damp-Rid bags in the master bedroom closet
7/20/23: New roof construction progress photos below. Checked the water pan in the ac return vent.
7/20/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Since it can’t be turned off I walked the house twice to make sure all faucets, valves and toilets were not running. Browning of the front yard reported previously is about the same. The pool has algae growing in it, photo below. Weeds growing in the cracks of the lanai, I pulled the larger ones. The front guest bathroom toilet leaks from the tank seal when flushed. I turned all the toilets off at the valve under the tank especially because the water remains in the on position.
7/20/23: New roof construction progress photos below. One of the lamps in the master bedroom was on when i arrived. I turned it off before leaving. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
7/20/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported. Weeds growing in the cracks of the lanai.
7/20/23: New roof construction photos below. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
7/20/23: Browning of the yard is about the same as the last service call. The lawn could be cut, but it’s not excessive. Watered the plants on the lanai. Garbage disposal is jammed.
7/20/23: Reminder that the tag on the car expired on 6/22. New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
7/20/23: New roof construction progress photos below. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
7/20/23: New roof construction progress photos below. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
7/20/23: All large damp rid buckets throughout the residence are full & need to be replaced. Watered the plant on the lanai using the teapot. All storm shutters are closed.
7/20/23: Put a large odor eliminating bucket in the garage storage room to try and remove the musty smell see photos below. The backflow preventer connected to the water main in the garage was not dripping during today’s service call. Mini fridge was on & cold. All storm shutters are closed.
7/20/23: The inside of the residence does not appear to have changed in appearance since the last service call. The fallen section of insulation foam board in the attic has not been repaired yet. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return. Front porch screens are damaged & waiting to be replaced.
