Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,014 service calls we have performed 3,279 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/27/23: The left rear tire on the Mercedes was starting to get low. I inflated it to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance. All storm shutter panels are on.
6/27/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
6/27/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
6/27/23: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/27/23: The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
6/27/23: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
6/27/23: Current photo of the building below. There was an invoice from amplified termite & pest control dated 6/21 on the kitchen counter when I arrived see photo below. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
6/27/23: Current photo of the building below. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
6/27/23: I watered 8 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. I rebooted the modem as requested by the client. I walked the entire property again, looking for a cut lines as requested by the client but couldn’t find any. The Watermain was on upon arrival off upon departure. There is one plant outside the pool cage in the back that is in distress I believe photo below.
6/27/23: The ac system was off & the thermostat had a blank screen again when i arrived. I found the condensate drain line clogged which appears to have tripped the safety float switch shutting off the ac to prevent overflowing see photos below. The ac needs to be serviced at this time. Will contact the client & advise them of the situation. The parking lot of the building is still temporarily blocked off for new roof construction photo below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
6/27/23: I poured vinegar down the HVAC condensate tube then chased with water.
6/27/23: The mini split ac system in the garage was on & appeared to be working correctly again since the last service call. The humidity level was still slightly above 60% inside the garage so I lowered the thermostat to 72 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
6/27/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom, photo below.
6/27/23: Some browning of the front lawn, reported previously..
6/27/23: The dead sections of the tree in the front yard have been removed since the last service call see photos below. The pool water level was below the top skimmer port when I arrived. Client advised they turned the top skimmer off but ok to turn the pool water auto filler on for now. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 74.6% & 82.0. Made sure to leave the water main on for the pool auto filler when leaving.
6/27/23: Removed a problem solved pest sign dated 6/21 from the front yard. The caterpillar nests have all been removed from the soffits since the last service call. There are large brown spots in several areas throughout the lawn. All storm shutters are currently open.
6/27/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported.
6/27/23: Removed a Problem solved pest sign dated 6/21 from the front yard. The pool pump equipment did not appear to be leaking today. The large blind over the sliding glass doors in the master bedroom was separated & hanging when I arrived see photo below. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
6/27/23: The dehumidifier was reading E9 again. Which from my investigation last time means that it needs repair or replacement. After resetting the dehumidifier it ran without interruption and was reading 56.
6/27/23: There was a large puddle of water in the kitchen, living room & utility room floors when I arrived see photos below. There appears to be a plumbing leak somewhere in the residence. I turned the water main off for now. Water remediation will be required immediately. Also found the carpet in the front guest bedroom completely saturated. I lowered the ac thermostat to 73 for now for mold prevention. Will contact the clients & advise them of the situation. Left a lockbox on the front door with a key to the residence inside for a water remediation company. A section of irrigation line several feet long from the front landscaping bed was laying on the driveway when i arrived see photo below. Checked all damp rids. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool pump appears to have a slow leak. Left the water main on when leaving. There are brown spots in several areas throughout the lawn.
6/27/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
6/27/23: I watered the plants on the lanai based on my plant moisture meter . I started the car and let it idle during the service call.
6/27/23: I watered 1 plant on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 6/21/23. There are a few small palm fronds in the yard. The browning in the yard is about what I have reported the past several service calls. There are several items inside slightly moved, a window squeegee on the coffee table in water (photo below) and items on top of the closed toilet seats (photo below). Leads me to believe the cleaning company was here. The door between the garage and the house was not locked. I am.
6/27/23: Removed a problem solved pest sign dated 6/21 from the front yard. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/27/23: Irrigation timer light is solid blue again. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
