Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,381 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/10/18: Drained water from system after water was turned off.5/10/18: Turn water heater off at breaker. Thermostat downstairs already set to 80°. Removed ice tray and shut refrigerator us holding doors open with Gray tube. Shut instant water heater off under kitchen sink. Found master bath light over counter on shut off. Upstairs thermostat still set at 77° turned it up to 82°.Car license plate expires 6–19. Found several spots on carpeting see photos below. Water main was on now off.
5/8/18: Water main was on upon arrival. I was under the impression it was to be off, has that changed? I left it on but am prepared to drive back in order to shut off. Guest bath tub had about 2 inches of water in it due to the fixture drip and stopper closing the drain, I emptied but put stopper back as found. The guest bath toilet valve was opened, I closed it. Ran water in pool the entire time I was there as the pool level was about 1 1/2 inches from the bottom of the skimmer port. Brought in several pieces of mail, one was from Charlotte County Tax Collector. Thermostat is set to off but de-humidistat turns system and it did run while I was there, the air didn't seem all that cold. I opened each sink and toilet valve to run water in drains but then shut them off again.
5/8/18: Irrigation system was running during inspection.
5/8/18: The Watermain was on upon my arrival. I tested zones one of the sprinkler system it worked. There was or just a few weeds in the landscaping one tree really bad see photos below. Pool level is low but not critical at this point, I ran water in it all the time I was here. See photo below.
5/8/18: Could only get the tub in the guest bathroom to dribble water was no steady good flow. The doors are closed on boxes back by the pool pump. See photos below. I forgot to check the deli drawer in the fridge for the ham had to go back inside.
5/8/18: Found a pile of what appears to be dead ants possibly blow in through cracks of slider door photo. I did not see any live pests. I swept up what was inside.
5/8/18: Temperature in the fridge is 37° temp in the freezer is 0°.
5/8/18: Pool heater set to 55 degrees reading 79 degrees see photos below.
5/8/18: Lawn is slightly brown but that’s not unusual for this time of year. One piece of mail was from the county tax department. The thermostat has been changed from the 78° it was last inspection now to 79°. There are several items in the garage that were not there before, and SUV, small trailer, a bike, and a scooter. All of the doors were closed closets and bedrooms. I opened these up for better air circulation during the summer.
5/8/18: Lawn is slightly brown but not unusual for this time of year. Pool has a lot of debris’s small debris floating on the top I believe it is the breakdown of the bottle tree brushes that are landing on the top of the cage see photos below. Both water valve by the water softener were turned off not sure why however there was no water in the house even after turning the one valve on I didn’t see the other was off. So I went out the garage door turn it on I found that door not locked or least as I went out it was a lot as I came back and I couldn’t get it locked. Without the code I can’t locket so I lock the exterior storm door for security. The
5/8/18: Set up dehumidifier on kitchen counter. Shut the water heater and range off at breaker.
5/7/18: Door between garage and kitchen was unlocked and open. Water valve was on upon arrival. Brought in slightl wet phone book from stones near mailbox, took plastic bag off and placed in sink to dry.
5/7/18: Several slightly brown spots in yard see photos below.
5/7/18: Watered 3 trees per written instructions on kitchen counter.
5/7/18: Lawn company mowing lawn when I arrived. Removed Hoskins Pest Control from front yard.
5/7/18: Swept debris from just inside the front door.
5/7/18: Master bathroom shower drain taped. Some ice fell on the floor when I open the freezer door. In the pictures below you will see ice accumulation on the door probably caused by a missed shaped seal to the refrigerator door. I removed all the ice and will check the door next inspection again.
5/7/18: Checked thermostat settings, they are correct.
5/7/18: Humidity levels acceptable see photos. Call me when you have a moment.
5/7/18: Screens on lanai need repaired. Below are pictures of the position of the Dehumidistat and thermostat on the wall as well as a duct vent above. The louvers on the vent are positioned the wrong direction, they are actually forcing air down onto the thermostat which is going to affect The amount of time the system runs. In fact it will shut the system down on short cycle only running a minute or two because the time will be reached quickly based on the airflow. It is quite possible during the summer the humidity levels in your home will exceed the Or above 60% mildew will begin for many levels above 65% for extended period time mold will grow.
5/7/18: Walk thru and watered plants. Check crisper pan in fridge for tomato bounty while you were gone.
5/4/18: Walk thru and watered exterior plants
5/4/18: Garage door was not down all the way, see photos. Moved electronic pest box from garage to kitchen.
5/3/18: Several slightly dry spots in the yard, one extremely dry spot. Photos below. On my walk around your home prior to entering I check the doors. The entry door to the garages opened right up it was not locked.
