Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,773 service calls we have performed 29,638 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/18: Brought in pool slips from lanai. Weeds in landscaping example photo below. Weeds on lanai, photo below. Window covering fell I put back up see photo. Met Dan from Hughes Pest Control so he could provide inside pest control. Brought in pool slips from the lanai.8/10/18: Front entry hall smoke detector is chirping battery needs replaced.
8/10/18: The light mildew in the convertible is the same as last I notated. Smoke detector leading into the master bedroom is chirping battery needs replaced.
8/10/18: I made sure the door between the home and the garage was unlocked as well as setting the alarm before departure.
8/10/18: I found the water main and was able to turn on and run all fixtures and flush toilets, valve was turned off before departure.

8/10/18: The humidity level is high in the home, I turned the dehunidistat down to 50% to help mitigate humidity. I tested an AC vent with my hygrometer the air coming out was under 70 degrees which indicates the system is cooling. I then waited until I observed the new setting on the dehumiditstat was lowering humidity in your home. When I left the humidity was under 65% and the AC system was still running. Humidity levels, both inside and out, are always higher in the morning hours then start to reduce after lunch. We will monitor closely during future service calls. Water to all fixtures was turned off before departure.
8/10/18: I checked and found the gate was locked upon arrival.
8/10/18: I ran the spa for duration of visit, turning off before departure.
8/10/18: Master bathroom shower drain taped.
8/9/18: Water is off at 2004. Did not run water in left master bath sink because of trap leak. I replaced all damp rid bags.
8/9/18: Both AC systems ran and where cooling however Humidity levels are still borderline I like to see him under 60% to be sure we don’t have any mold or mildew starting so I’ve moved both dehumidistat to 55%.
8/9/18: Found 2 dozen dead Bees upstairs called management and they got pest control on it right away.

8/9/18: No brown water from any fixture today.
8/9/18: Replaced Damp-Rid bags in car. Shut off washer valves see photo below
8/9/18: Watered the 2 plants on the front lanai.
8/9/18: I did not see any ants in the kitchen this time. There are no fixtures in the master bath as it’s being remodeled. I cannot get to the master bedroom as it is taped off by the contractor. As I walk through a door that was shut I inspected the area and shut it behind me when I was finished. As well if the water was turned off at the sink I turned around to run at it then turn it back off. It is also a good idea to make sure that the contractor knows that I’m coming in and out so that there are no water lines left open.
8/9/18: I am very concerned that the AC system has not been replaced yet I spent some time looking at possible problem areas from mold or mildew the only thing that I saw was the chair of that I show you the photo of the lotto not sure if that’s part of the pattern or if that’s a light mildew that starting.You should check with the company replacing the AC system and if it’s going to be much longer we should think about putting in a portable dehumidifier.
8/9/18: The downstairs AC system is working, However the upstairs AC system is not. The thermostat is set to 78° and the dehumidistat is set to zero the thermostat reads 80° it shows that it is cooling but there’s no air blowing whatsoever.
8/9/18: Shut the guest bathroom toilet off at water valve. Replaced the master bedroom closet Dam-Rid bag.
8/8/18: Watered exterior potted plants. I had to use the bypass code in order to set the alarm. I tried several times to close the door hard, even held it tightly and nothing worked.
8/8/18: Weeds in backyard are overtaking the landscaping, see photos below.
8/8/18: Below are pictures of what the yard looks like in the troubled areas. That looks pretty good compared to last time I was here. I check the irrigation system timer box it was set to the proper day and time. All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 44.2% humidity 82.3 temp; Master bath hall 46.4% and 82.1 temp. Right in several pieces of mail mostly flyers however three are pictured below I wasn’t sure about and thought they may be important.
