Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,998 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/15/18: The humidity and musty smell concerns me. To mitigate I’ve adjusted the humidistat down a few percentage points below where it clicks on which is 55%. I’ve also adjusted the thermostat to 78°. It may be that the humidistat is it calibrated properly as my handheld meter has humidity at about 63% in the home. It’s imperative that the system runs long enough to pull the humidity from the home we can always make an adjustment next inspection to move it closer to where you set it to begin with.
5/15/18: AC fan/air handler is running but outside condensing unit is not. Air is not cooling and humidity is borderline acceptable. I have shut the unit off at thermostat.
5/15/18: Set thermostat to 77 degrees from 76 based on current and last inspection humidity reading.
5/15/18: Brought several palm fronds to front for pick up.
5/15/18: 13x5kl error message on alarm pad, alarm was off upon a arrival. I was able to test alarm did arm when I left.
5/15/18: Left water main on. Turned thermostat to 74 and dehumidistat to zero. Turned all circuit breakers on and put wire bar down on ice maker. Walked around home at end of inspection to make sure no water valves were running/leaking.
5/15/18: Seawall repaired, see photo
5/14/18: Front yard very brown. Only one box at front door. Groceries in garage near door , brought into home. Found Bankers Ins letter and will forward.
5/14/18: Brought in mail and pool slips from lanai.
5/14/18: No boat in garage.
5/14/18: I turned the sprinkler system on. I set the thermostat to 78°. I turned it the water heater the dryer and the range off at the breakers. The keys to the front shutters for the entryway are on the kitchen counter however I was unable to get them to work we may need to have those re-keyed before hurricane.
5/14/18: Exterior door leading outside to the AC system was not locked, it is now. Lawn should be mowed. Branch from tree fell on back fence, see photos. Curtain rod in guest bath has fallen.
5/14/18: Moved thermostat to 76 as discussed.
5/14/18: Water main was on uponnarrival, off opus departure.
5/14/18: Lanai is getting very dirty probably because of the ceiling screen panel that needs repaired.
5/14/18: Turned water heater off with switch above the tank. Watered plants on lanai.
5/14/18: Trap under kitchen sink leaking, see phot below. Guest Bathroom tank continues to run, I shut off and valve under tank. Water heater break is still on.
5/14/18: Watered 3 trees per written instructions on kitchen counter.
5/14/18: Lawn browning see photos, it rained yesterday and today so it should green up.
5/14/18: Found many dead love bugs in home, believe they are gaining access at back living room slider. That is were the concentration we’re found. Turned back light off and swept up bugs.
5/11/18: Smoke detector hanging down in dining area. Cold water valve on right side master bath sink is leaking, see photos. Outside storage room unlocked.
5/11/18: Several dry spots in yard, see photos below.
5/11/18: Slight musty smell in condo, could not figure out exactly where it was coming from. AC performed well and humidity level was good, could that it’s just been closed up for awhile. Poured a few ounces of bleach down AC condensation tube.
5/11/18: Dead plants to left of front door walk see photo below. Found three pieces of mail in the mailbox, will mail those with the items found at Ripley’s second home. I shut the water heater, The range in the dryer breakers off.
5/11/18: Found two items near front door, see photo below. Water main was on upon arrival.
