Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,457 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/26/18: I tried to put the golf cart on charge but the plugs along the wall where it’s parked are dead.
7/26/18: The water in the sink in the master bedroom that has the trap leak.
7/26/18: Ceiling water spot in master bedroom is the same. I moved the dehumidistat upstairs down from 55 to 50% in order to help mitigate the humidity upstairs that has been hanging around 60% like to see it under that by a percent or two. The metal ceiling vent in the upstairs bathroom is developing some black mold probably because it is metal cold air goes through it and then the humidity being around 60% is helping to develop that mold, see photo below. It should be removed and cleaned with bleach in order to remove the black mold, wiping it will simply not get the job done it’ll come back.
7/26/18: No brown water from any fixture today.
7/26/18: Water is off at 2004. Did not run water in left master bath sink because of trap leak.
7/26/18: The front hall light and the small lamp on the table in the hall were on I turned them off. It was not me that left them on as I don’t use any lights inside homes, I use a powerful handheld LED lamp
7/26/18: Watered the 2 plants on the front lanai. A large letter envelope was at your front door, brought inside, photo below.
7/26/18: I saw and killed three small ants near the sink in the kitchen. always go by the assumption if I see one or two there’s got to be at least 10 or 12. There are no fixtures in the master bath as it’s being remodeled. I cannot get to the master bedroom as it is taped off by the contractor. The master bedroom closet light was on I turned it off. As I walk through the condo if the door was shut and I opened it I measured it was shut behind me when I was finished. As well if the water was turned off at the sink I turned around to run at it then turn it back off. And then go to good idea to make sure that the contractor knows that I’m coming in and out so that there are no water lines left open even though he has the water off as I could mistaken I turn the water on and cause an issue.
7/26/18: I hooked the charger to the car and checked to make sure there were no lights on within the interior or exterior to drain the battery.
7/26/18: The AC system is not working properly the temperature is 10° higher than the setting on the thermostat. The dehumidistat was set to zero when I first arrived which means we weren’t using it at all in the thermostat should’ve been keeping up system needs to be attended to. I called client to notify them.
7/26/18: I cannot get either AC system to run today, breakers are not tripped and the air handler condensation evacuation tube does not have water in it that I can see.
7/26/18: The downstairs full guest bath toilet handle sticks.
7/25/18: Kitchen sink is making a low squealing sound when running water through it.
7/25/18: Watered exterior potted plants.
7/25/18: Took several photos sending via email.
7/25/18: Package at the front door, see photos below. I put this box in the garage. Bushes around house will be neede trimmed soon, see photos below.
7/25/18: No kitchen appliances other than a new refrigerator which is off doors closed. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no toilet, no sink and no tub to run water into. I opened the refrigerator doors as requested. You have a feathered squatter with baby see photo below.
7/25/18: Brought a dozen palm fronds and shucks to the front for pick up. The weeds growing in the cracks of the drive are dead however the weeds in the landscaping are not.
7/25/18: Weeds growing in the landscape stones and driveway cracks see photo below. Not sure if your thermostat is calibrated properly as both hygrometers have temperature readings in the mid 70’s
7/25/18: Put golf cart on charge.
7/25/18: Large brown spot in front yard, see photo below.
7/25/18: One piece of mail may be important, see photo below. The mirror in the bedroom as you enter from the side had fallen off the wall and it broke. See photos below. I cleaned up the best I could with the broom and dust pan. Found evidence of ants in the kitchen on the counter and in the bathroom I would say I saw a dozen or better live ants.
7/25/18: The pool level is extremely low about an inch to the bottom of the skimmer port, see photo below. I ran the hose trying to fill the pool during the inspection and I have one down the street on Philip street that I went to leaving the water run as well turned off after about 15 minutes running however Pool is still low.The pool needs more water as quickly as possible.
7/24/18: All lanai screen doors were unlocked. I locked the left and back side screen doors. I watered only the larger plant on the lanai this service call, will water both next time. Some minimal browning around th ceiling vents in the master bedroom, see photos below.
7/24/18: Bowl was placed under guest bathroom sink trap. Did not flush toilets as directed by signs.
