Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,998 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/31/18: I hesitate to lower the AC any further at this point because humidity is always higher in the morning and as the sun begins to heat up the outside the AC runs more frequently. If you would like me to turn it down one more degree please let me know I will turn it to 77° And I can do that as early as next week.5/31/18: Moved thermostat back to 78 degrees based on low humidity reading today.
5/31/18: I turned the thermostats down 1° each to 77° to help mitigate the higher humidity in your condo. The temperature has it been getting much above the 78 it was set up set means the AC wasn’t running as frequently as it should.
5/31/18: Front shutter was down upon arrival, put down before leaving.
5/31/18: Meet contractor for home acces
5/30/18: Turn the thermostat down 2° from 78° to 76° to help mitigate the high humidity inside your home. Took photos front and back of title as requested and texted. Reset microwave clock.
5/30/18: The lawn could be cut but with all the rain I’m sure it’s difficult to get to everyone that needs it. Ceiling spots in front den left of bow window. Photos show inside and possibly outside where issue is located. Cannot see anything in outside photo just giving you a visual.
5/30/18: Took several photos sending via email.
5/30/18: Set the thermostat down to 76° as the humidity is pretty high inside. This is not unusual 90% of my homes are having the same issue with all of the rain and moisture we’ve had the spring so far. Maybe would be a good idea to let the contractor know that I’ll be adjusting the thermostat. The other thing would be also when he leaves as long as there’s no dust flying all the doors should be open so that there’s good circulation for the AC system.
5/30/18: Grass has spots in front yard I cannot identify the reason for the photos. All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 56% humidity 79.5 temp; Master bath hall 57.5% and79.1 temp.
5/30/18: Client confirmed by phone The back security light over the pool door Should be off. Client confirmed By phone he wanted the water main left on as well as water heater.
5/30/18: Removed soaked telephone book from drive.
5/30/18: Keys are under block next to outside AC condensing unit.
5/30/18: Humidity level is high with in the home mainly because of all of the rain and high humidity with a string of this. When the outside temperature will barely reaches the settings of your thermostat it never comes on so the humidity biuilds and builds. This is not uncommon with 90% of my homes or better. However the field moving the thermostat down to 78 in both areas of home with a good idea. I waited until the humidity came down 3% before I left.
5/30/18: Door between garage and not locked, not sure if you are having anymore work done inside. The humidity inside your home is high my meter says it’s over 70% your thermostat shows it was 69 and moved to 70% while I was looking at it. Since our outside temperature is not reaching very much over 80° your system if it cycles it all is short cycling so the humidity never get pulled out of the air. I’ve move the thermostat to 76° as soon as the humidity is cold from the air system will shut off weather that’s at 78° 77° or even 76°. However keeping it any higher I know that I will shut off before the humidity is pulled completely from the air as the thermostat temperature will reach Any higher setting before the humidity is removed. Once the humidity has been lowered the thermostat being set at 76 I just can’t believe that your system will ever get to 76 again once the humidity is removed it’ll probably rain somewhere between 77 and 79° but I know that Henry will be lower and that’s what I’m trying to achieve. I can always stop back the first of next week to check it if you would like. Humidity was down about 4% before I left.
5/30/18: Humidity is a bit high but AC was working and cooling. Humidity is always higher in the mornings than afternoons. Sliding glass door was not latched, I was able to open until wood brace stopped me, see photo. I latched before I left.
5/30/18: Humidity was 53.5% so I raised thermostat from 73 to 76.
5/30/18: I turned the thermostat down to 77 to help mitigate humidity. The humidity level has not been uncommon in almost every one of my homes as the temperature outside barely reaches what the setting is on the thermostat which means that your system is not running as frequently as it would generally this time of year. Keeping that thermostat down a few degrees or at least one should help bring the humidity down a bit it’s still acceptable but on the high range as far as I’m concerned. Door between the garage and your home is unlocked, I suggest it be locked, however I’m leaving and I’m like as that’s how you left your home. Please let me know if you would like me to lock it next inspection.
5/29/18: Pool level at the top of the skimmer port, pump appears to be circulating still. Humidity is still a bit high but acceptable.
5/29/18: The humidity and musty smell concerns me. To mitigate I’ve adjusted the humidistat down to 50% and the thermostat to 77. Cold air is coming from the vents, if this doesn’t work we should get the system looked at.
5/29/18: The humidity is even higher this week than last and thermostat was set even higher than last week it’s imperative that the thermostat set at 78° or lower during this time of year in order to keep the humidity under 60% inside the home. When the temperature outside nearly matches The temperature inside then the AC system doesn’t run long enough to pull the humidity out. The humidity feels our after hour until it’s extreme. I’m not even sure if it’s being lowered any at any point during the day or evening. The pool level is at or above the skimmer port top. Pulled an undated pest control song from the front yard. Slider to lanai by the outside kitchen was not latched properly and I was able to pull the door open from outside.
5/29/18: Boat appears to be lower than normal or water higher than usual, see photos below? Turned thermostat down to 77 degrees to help mitigate humidity.
5/29/18: Circuit breaker 28 (great room) was tripped and will not reset.
5/29/18: Pool level is above the skimmer port, see photo. Sprayed a gallon of vinegar solution on weeds.
5/29/18: Pulled Truly Nolan sign from yard dated 5/22/18. Brought in front door mat and a soaked telephone book put them both in the garage to dry out. The humidity within your home is extremely high I believe the settings and the temperature outside are so close that it’s just short cycling and not running frequently enough to pull out. So I set the thermostat to 76. Once the dehumidistat has reached below 55% it will shut off and more than likely never reach 76° in your home however the most important thing is to remove the humidity at this point.
