Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,457 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/18: Put golf cart on charge after filling batteries with distilled water. Mold beginning on the back seat of the golf cart.8/2/18: Found electricity on within the unit. The downstairs guest bath sink was leaking slightly at the sink base nut. I tightened the nut and it stopped. I also dried all the moister up under the sink. I tagged the sink trap leaked, I also found a small plastic bowl which I put under the trap in case it begins to leak again.
8/2/18: Upstairs humidity 54.4% and temp 81.4 degrees. Below is the only spot I could find on the beam we spoke about last phone call, see below. It is so light in color I believe it may be bleed through instead of a new leak.
8/2/18: Moved thermostat back to 79 degrees based on lower humidity in condo.
8/1/18: The bush/tree in front of the outside power box has shed all its leaves and I am not sure why, see photo below.
8/1/18: Bushes out back still not trimmed. Scrap from trees being accumulated under corner front tree. Most lawn care companies will take this type of thing with them.
8/1/18: Some small dead bugs are floating on the top of the pool, however the skimmer is pulling water and the pump window is swirling water so it just may need time to pull all these in. The ceiling spot around the air handler line that was mentioned several reports back has not gotten bigger, nor darker than first noted.
8/1/18: Car cover looks good.
8/1/18: Lawn is very long, see photo below. Hand pulled several weeds as I walked the yard.
8/1/18: Brown spot in the middle of the yard, see photo below. While this rainy season has been a bit dry I can’t see why we would have a dry spot just there. I also check the irrigation system it is working and covering that area which is zone 4.
8/1/18: Brought 2 palm fronds to the road for pick up.
8/1/18: The pool water level high.
8/1/18: Debris on roof notated last report remains evident this report.
8/1/18: Pulled a Pest Eliminators sign from the yard dated 7/26.
8/1/18: I called client so that he can walk me through resetting the exterior cameras. I sprayed three wasp nests inside the small shed. I brought in several pieces of mail that off mail, none of which looked important.
8/1/18: Weeds in landscaping as noted in past reports.
8/1/18: Batteries were dead in the thermostat, I could Not find your battery drawer so I replaced them with batteries I carry for just this reason. There is no way for me to know how long your AC system was not running because these batteries were dead. I checked to see if I can find any evidence of mold or mildew but could find none. This does not mean there isn’t any corners of closet’s dad pocket air spaces etc. may have. I waited until the system came on and it was cooling and bringing down the humidity before I left. I also read placed the fragrance and omoisture containers in the bathrooms and closets. I have had a great deal of problems just like this and other homes the summer and I’m seriously considering and encouraging client to increase the frequency of their service based on the age of the home and other factors. In your case coming bi-weekly instead of every four weeks would only be an additional $20 maybe this is something you would like for me to do?
8/1/18: Ran the irrigation system.
7/31/18: Turned the dehumidistat to 55% based on humidity and temperature readings.
7/31/18: Very wet today so humidity is very high so the interior humidity is to be expected.
7/31/18: The smell of gasoline in the garage was much better today but I still kept the side door open for ventilation.
7/31/18: I left the water main on as client arrives tomorrow. As well I turn the water heater on and, put all the batteries back in all the remotes, and turn the AC system to 75°. Below is a picture of your water main valve on the left side of your home as you’re looking at the front door.
7/31/18: Right side yard very wet and lawn mowers are rutting it, see photo below.
7/31/18: Plenty of mail this week that I will forward today. No fruit on the ground to be picked up.
7/31/18: I hooked up the battery maintainer to the car and the dehumidifier on the counter.
