Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,498 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/5/19: Turned water main valve on, turnned all circuit breakers on, set clock on range, ran water in all sinks, tubs , shower. Turned the dehumidistat down to zero and the thermostat down to 75°. The crawl space vent screen next to the front door needs rescreened. Found the back driver side tire low on air but could not find an air compressor to fill.5/3/19: Met tech at home for wireless thermostat and camera. Stayed additional time to fill the pool as it was almost down to the bottom of the skimmer port.
5/3/19: Ran the water in the kitchen sink found no leaks whatsoever under the sink. I move the dehumidistat from 60% to 55% and the thermostat from 78° to 76° to help mitigate the high humidity inside your condo.
5/3/19: Poured vinegar down HVAC condensation tube.
5/3/19: Started the car it idled during the service call.
5/2/19: Stopped back in the afternoon to check the humidity after having turn down the thermostat to 77°. The humidity downstairs was 59.5% and the humidity upstairs was 55.5% both in acceptable ranges.
5/2/19: Humidity is high so I set thermostat to 77 will come back to check later in the day. Master bedroom ceilings and guest hall ceiling has bleed through spots or possible mildew in MB photos below, will monitor.
5/2/19: Master bath cabinet doors sticking and laminate loose photo below. Damage to interior wall behind stationary entrance door photo below.
5/1/19: Watered 6 exterior potted plants. Pulled Hughes Pest Control sign date 4/22/19 from front yard. Several weeds growing in the cracks of the pool side pavers. Moved thermostat to 72°. The alarm was off upon arrival.
5/1/19: Took several photos sending via email. One postcard photos below.
5/1/19: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 49.5% humidity 80.3 temp; Master bath hall 49.9% and 79.8 temp.
5/1/19: Fish pond looks very clean and at a good level, photos below. TV cable down and placed in front of garage door photos below. Slight damage to roof above pool pump area.
5/1/19: I did test the AC is cooling. There is some digging in the yard. Moved thermostat down to 78.
4/30/19: Conference call with client and AT&T to diagnose front camera issue. One of the master bedroom closet lights were on and turned it off. I placed a few plant leafs in the front Tuttle hole to monitor turtle activity. Looked at water damage under HVAC unit in the garage, that is old damage and not wet that I can see. 4/30/19: The pool light is out and sat on the edge of the pool as it was last service call.
4/29/19: Brought trash bins inside garage walked around house
4/29/19: Poured vinegar down HVAC condensation evac tube
4/29/19: I moved the thermostat back to 78° based on the lower humidity inside the home. Water main was on upon arrival, light was on in the laundry and garage. Door to garage was not locked. Alarm was disarmed upon arrival.
4/29/19: Changed power tool battery near front door as requested. Moved charger cord to other chair in library area.
4/29/19: MB Window sills have that bugs on them pictures below. Small debris pile at baseboard under living room window when pressed the baseboard moves, photo below.
4/29/19: The grass and especially the front yard is still the same. Weeds growing on the lanai, photos below. Master bath tub had tinted water to begin, ran until clear, photo below.
4/29/19: Front alarm system sign is broken, photo below.
4/28/19: Provided access for Don and Kathy Ketterhagen to take pictures of the interior of the home. Turned the AC up to 78 degrees, turned the water heater off at the circuit breaker, checked all doors and windows and placed the water main valve to an off position.
4/27/19: Drive by to check garage door, checked all doors and windows
4/25/19: The water main valve was open upon arrival I closed it. The storage room was unlocked upon arrival I locked it. The upstairs thermostat was set to 80° in due to a little higher humidity up there I lowered it to 78° matching the downstairs thermostat. I removed the batteries from remotes that still had them in.
