Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,515 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/23/18: Turned thermostat back to 73° to mitigate the humidity in the condo
5/23/18: I set the dehumidistat back to 55% due to the high humidity inside the condominium. This time of year the settings need to make the system run frequently to help reduce Timothy.
5/22/18: I turned the thermostat down 2° from 78° to 76° in order to help mitigate the high humidity in your home. I believe that this is a circumstance brought on by all of the rain we have been receiving down here for quite a bit more than normal for this time of year. I found the water main turned it off.
5/22/18: Turn thermostat down 1° to 77° to help mitigate current high humidity in home.
5/22/18: Turned dehumidistat down to 50% and thermostat down to 78° in order to help mitigate the high humidity in the home.

5/22/18: Turned thermostat to 78 degrees and dehumidistat to 50% to help mitigate high humidity in unit during this time of year.
5/22/18: Drive has mulch all over it, could the rain and wind have done this, see photo. Crack in drain pipe of guest bath, see photo. Only knob was locked, deadbolt was not locked. I did not lock deadbolt either thinking you have someone that management needs to let inside. Lowered thermostat from 82° to 80° to help mitigate the high humidity. I waited for the humidity to go under 62% that’s more acceptable than nearly the mid 60s. Did not flush toilets as directed by signs.
5/22/18: I turned the thermostat down from 79° to 78° to help mitigate the higher humidity inside the home. The pool level is at the top very top of the skimmer Port should probably be drained a bit.
5/22/18: Turned thermostat down to 77° from 78° to help mitigate humidity build up.
5/22/18: Hooked up dehumidifier.
5/22/18: 6 tiles on front step and one drenched phone book which I threw away (book), see photo below.
5/21/18: Humidity down to 55.1%, reset dehumidistat to 55% and thermostat to 76 degrees.
5/21/18: I set the thermostat back from 81° to 78°. Humidity is awfully high and the condo. I stayed around to make sure that the temperature coming down and if the air conditioner was cooling.
5/21/18: I turn the dehumidistat to 50%, I set the thermostat to 75° both in order to help mitigate the humidity in the condo. It has been exceptionally humid and wet the past week or so. Once we get the humidity under control we can readjust these items.
5/21/18: Found what appears to be larvi in kitchen sink, cleaned up, pics below.
5/21/18: Ice fell on floor when opening the freezer, gasket is deformed. Master bathroom shower drain taped.
5/21/18: Circuit breaker was tripped for fridge and garbage disposal. Removed cranberries from freezer.
5/21/18: The AC system has not been running near as I can tell the humidity was about 70% almost immediately when I put my meter down. Look at the circuit breaker‘s and the one that is on the left that says AC was on however the second circuit breaker on the right down from the top is the heat it needs to be on but it was in the off position. Without the heat breaker system will not run the outside condensing unit will not run. I have set the dehumidistat down to 50% and the thermostat to 72° in order to radically remove the humidity. I will come back and check the unit before I leave Venice several hours from now.
5/21/18: All appliances in the garage with exception. Water heater was on shut off at breaker. Water is on I searched for quite some time did not find the valve. The water is still on. The settings on the thermostat are not changed thinking there may still be drying paint. Master bath toilet is shut off at the wall, did not flush as I am not sure why. Didn’t venture into the kitchen too much in the way.
5/21/18: Found front door deadbolt unlocked, locked upon my departure.

5/18/18: I move the dehumidistat to 55% and the thermostat down 1° to 77° to help battle the humidity within your condo. The AC system came on and is running and is cooling it’s just very humid outside and running at 60% maybe too high this time of year.

5/18/18: The humidity inside the condo is still mid 60s but neither of the thermostats have reached 78° are both at 77 so that could mean the AC hasn’t ran all night thus humidity would be high. I drove the car today much better weather. The car battery was low I could tell when I turned it over to start it. When I reconnected the battery charger I made sure first that the light came on and second that there was a slight arc on the negative post both were present. So the charger is working.
