Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/7/18: I cleaned each toilet bowl. I replaced all six damp rid bags. I brought five palm fronds to the front for pick up.
8/7/18: Some bugs on top of the water in the pool. Grass is long and should be cut however it is not excessively long. I pulled a Problem Solved Pest Control sign dated 8/6 from the front yard.
8/7/18: Pulled weeds in the lanai. Freed up garbage disposal.
8/6/18: Ran water through exterior fridge door.
8/6/18: There are several brown spots in the yard I can’t see why that would be maybe it’s because bugs, photos below. Pulled a Key Fertilizer & Pest Control sing date 7/24 from the front yard. The stairs in the garage are not completely seating in its frame, see photo below.
8/6/18: Watered 3 trees per written instructions on kitchen counter. Left side master bathroom sink stopper will not open.
8/6/18: I ran the kitchen sink slowly in order to get some water into the trap without it building up enough. Did not run disposal. Pulled a Pest Patrol sign from the yard, it was not dated.
8/6/18: I watered the plants on the lanai. I found many dead plants in the master bathroom and in the hall leading to the garage I swept them up will monitor. I did not see even one live ant inside.
8/6/18: Brought in 2 pest control slips jammed in the door crack.
8/6/18: I move the thermostat back from 77° to 78° based on being low humidity readings these past several service calls. I found a water main on to the condo I have tagged it now to say this valve to remain off per of the Twomey’s. I ran the water from all fixtures the entire service call.
8/6/18: Breaker number 25/26 Was tripped and when I reset it the front fire smoke alarm went off. The only way to shut it down was to remove it and then replug it back in. I then went to the circuit breaker box and shut that breaker off and back on and the smoke fire alarm did not go off. I have tagged the breaker as “Do not reset breaker if tripped” with a yellow tag tape. Pulled several weeds on the lanai. Suaved each toilet bowl.
8/6/18: I moved the thermostat back to 78 degrees based on the lower humidity levels.
8/6/18: Mold on ceiling of lanai has not worsen.
8/6/18: I brought in several pieces of mail one of which was a large booklet shipped priority I thought might be important photos below. There’s a point in the soffit facia coming apart photo below. I have a handyman that can repair this should you want. Also photos below of two spots I’ve been watching they don’t appear to be any worse I’m sure you’re aware of them but this is just precautionary Visual reporting of those spots.
8/6/18: The lawn is very long and needs to be cut. The pool has debris both floating on the top and at the bottom as well the level of the pool is above the skimmer port and should be trained to mid skin report. I found the Watermain to the home on and I left that on but I suggest that during long periods of vacancy to shut that off. I found the water heater circuit breaker on I suggest during long periods of vacancy to have it off To save electricity. I found the slider leading to the pool area from the living room unlocked. I locked it and I also put the security pen in the frame. The alarm pad fell off the wall and was on the floor I did not place it back on the wall I simply put it on the counter it works from that location. I found the exterior pool timer box open I closed it. See photos of most of these items below.
8/3/18: Both toilet fill valves are slow to fill the tanks.
8/3/18: Watered both plants on lanai. Today I could not get the sliding glass door to the lanai to lock I tried several times. I poured bleach down the HVAC line.
8/3/18: Water was not ran in the guest bathroom tub due to items stored inside. FEMA letter in mail, see photo.
8/3/18: Downstairs half bath toilet fill does not stop if I’d handle is jiggled. I shut this toilet off at the valve and tagged the toilet as such.
8/3/18: I checked the attic and found no evidence of a leak, moisture level appears normal.
8/3/18: Checked slider upstairs no leaking detected. While the humidity upstairs is not extreme I suggest keeping it below 60% turning the dehumidistat down would accomplish this.
8/3/18: Weeds growing in drive see photo below. Ran electric powered shutters up/down.
8/3/18: Broken pipe in the ceiling contractor knew about but water main was not tagged (is now). Have no equipment with me to clean up, comrade home owner, they are contacting the contractor. Slight water damage in the back bedroom with the twin beds on the ceiling I spoke to the contractor when he came about the water leak and about those spots he was not aware of them we will check it out photos below
8/3/18: I treated/pulled weeds on the lanai, and there is one point where the pavers have sank a bit, see photo below. Breakers 5, 7, 15, 17 tripped.
8/2/18: Filled the golf cart batteries with distilled water, no dry cells but some of the cell water was very low. It took over a gallon to top off. Then I put the golf cart one charge.
