Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,532 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/18: Master bathroom shower drain taped.
6/16/18: Water was on when I arrive I turned it off before I left. The bikes were already inside I placed them back on the cardboard and put either wood or doubled up cardboard under the kick stands. The dehumidistat was turned on and the thermostat was set at 74. So I move the dehumidistat to 55% and the thermostat back to 75 degrees we had before. I checked the water heater was off at the breaker.
6/16/18: I pulled a turf master one application sign from the front yard dated 6/14. I ran the spa. Moved both thermostats up 2degrees to 78 based on past 2 inspections low humidity. I swept up many dead ants in the master bedroom bath and the guest bath with a tub to the right of the laundry room. I also swept up some ants on the windowsill and floor of the master bedroom where I found some last year. I only found a handful of live ants throughout the in total.
6/16/18: Dead bolt to garage not locked. I found the humidity above 70% so I turn the theater stats from 60% to 55% which kicked in the AC system and I waited extra additional time until I felt that the humidity was being medicated when I left it was 66.5%.
6/16/18: He was high very high so I turn the thermostat down 2° and went and did your sons home when I came back to check your home after it was finished with his new humidity has dropped considerably under 60%. I left the thermostat at 79 which was at the medium from where it was.
6/16/18: The water heater breaker is on did you want this off? I went to dads house today because I was concerned about the high humidity we’ve been having inside home and the rain we’ve been getting and I found the humidity is very high so I turned the thermostat down a couple of degrees I went and did your home came back and it was down under 60% so I left it at 79°.
6/16/18: Garden hose in the pool area was on or open and I walked into the house heard the water rushing ran around the house but it thinking it was inside but it was outside at the pool shooting against the shutters. The humidity is very reasonable so I move the thermostat up 1°. I’ll continue to do that until we get it exactly where we want it. I removed a Hoskins pest-control from the front yard.
6/16/18: Appliances still in garage. The AC system was set to manually fan on all the time which is incorrect. Should be on auto so I selected auto. Humidity in the home condo was above 70% this is too high. I set the thermostat to 76° and the dehumidistat to 50%. I found an infestation of what I call sewer flies. The master bath toilet is disconnected disconnected from the water source and the trap was completely dry. This is generally how these flies get into homes. I also found an infestation of larvae in the tub in the guest bathroom. The tub had water in it that much but enough to help the larvae by develop because they had to stop her down on the tub and I believe your fixture drips slightly. I used my portable shop vac to chase down and sweep up six dozen of these live flies in your home. I flushed the larva down the tub then poured bleach down in the trap. I filled the master bath toilet trap manually so as to prevent more sewer flies from getting inside. There is a spot on the ceiling in the garage see photos. Based upon what I am finding you may want to consider increasing our service to bi-weekly.
6/14/18: The thermostat was blinking batteries needed replaced. Found two AA batteries in the kitchen drawer. So I replaced the batteries. I also replaced the damp rid bags. I haven’t heard the dehumidifier in the storage room rug and based upon the past two readings I would say it’s not working just an FYI
6/14/18: The smoke detector in the front hall is chirping, the battery needs to be replaced
6/14/18: Deadbolt on the front door was not locked. The upstairs bathroom light was on.
6/14/18: All hurricane shutters downstairs were up with the exception of lanai shutters. Nearly every light downstairs was on. Called Client, she instructed me to lower all hurricane shutters down and turn lights off.
6/14/18: Shut alll hurricane shutters, brought cushions in from lanai, removed all batteries from remotes and turned water main off.
6/14/18: I cranked down the front dining hurricane pshutters as requested. I moved each dehumidistat down 5% again humidity is still higher than I’d like to see it should be below 60%.
6/14/18: It’s my opinion that the humidity in your condo is too high you’re running right at the borderline between high and excessively high. In fact upstairs was too high right at 70% so I lowered the demon is that from 65 to 60%. This is the maximum might have I would have any game is that set up however I left the downstairs humidistat is 65 because My meter was reading right at 65 and apparently that’s the target percentage you want. Please advise if you like this changed
6/14/18: The AC tech was here working on replacing the ultraviolet light in the AC unit upstairs. Humidity is high and mention it to him he said that the other day he looked at the system in and put the minimum amount coolant in the system . He felt that this would help the system run most efficiently based upon the close proximity of the four units upstairs I assume he was talking about the condensing unit in the attic. He also turn the the intersection zero and said that’s where today to get the humidity down. He’ll be working on it he said After I leave.
6/14/18: Alarm system did not need disarming when I arrived but I did arm as I left however didn’t do the intermittent ding ding ding just Said Exit delay in progress. I waited a few minutes and then open the door to see if I would need to disarm the system and I did have to. And then re-armed it and close the door and locked it.
6/14/18: I moved both dehumidistats up to 55% and each thermostat up to 76° based on lower humidity readings.
6/14/18: Your battery backup box under the desk where the monito sits in the kitchen area is humming slightly but appears to be working still.
6/14/18: The car battery is dead. The charger has light and charges and arcs when I move the alligator clips on the negative stud. Have enough power inside for down lights and enough power to lock and unlock the doors but it will not start the car. I said thermostats run degree to 79° based on the lower humidity this inspection.
6/14/18: Water is off at 2004.
6/14/18: Front shutter was down upon arrival, put down before leaving. I turned both thermostats up to 78° from 77°. There’s one piece of mail I thought you might want take a look at the photos below.
6/14/18: County utility have a door hanger on your front door, see the photo below. Turn the downstairs thermostat up to 78° from 77°.
