Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,532 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/20/18: Screen spline coming loose and pool cage and weeds growing in cracks with an pool cage, see photos. Avocados looking good!! Gotta find some time to be here to enjoy! Debris at bottom of the pool. Soffit lifted on shed side of house.
6/20/18: Some browning in the backyard grass, see photo. Weeds in landscaping, see photos.
6/19/18: Turned dehumidistat up to 55% based on the lower humidity in the home.
6/19/18: Weeds growing into the cracks of the driveway and in the landscaping. Front door dead bolt was not locked.
6/19/18: Light green water cane out of the mid bath tub for about 60 seconds then it cleared up.
6/19/18: Walk thru, check humidity and temp (81.3° and 40.2% humidity). Set dehumidistat to 45% based on the last inspection in 2017. The thermostat was already set to 80°
6/19/18: Turned dehumidistat to 45% to help mitigate humidity in unit during this time of year. The front door handle lock just kept turning, I actually thought I wasn’t going to get unlocked, but I did but will not use it until replaced.
6/19/18: Found what appeared to be black soot in the master bath sink closest to the shower, see photo below. Nothing found anywhere else.
6/19/18: Ran hurricane shutters up and down
6/19/18: Dead possum in drive, I removed the carcass.
6/19/18: Hooked short hose to dehumidifier in kitchen. Weed growing in the cracks of pavers and in the stones as well as the stones on the pool lanai.
6/19/18: Several pieces of mail worth mailing so I’ll be sending those out today. I picked up 25 small pieces of fruit from the yard. There are weeds growing in the stones in the cracks of the driveway.
6/19/18: Met Tom from Suncastle Roofing to inspection the leaking skylight. Pics below to compare leak photos from last inspection. They do not appear to have gotten much worse.
6/18/18: Treated weeds in cracks of lanai, see photo below.
6/18/18: Bad spot of back corner of pool, see photo below.
6/18/18: I treated the weeds in the lanai. Finally has a day when it wasn’t raining or rain was not impending so I could get this done. Some minimal brown if the lawn out front, see photo below.
6/18/18: Found a dead frog in living room.
6/18/18: AC system has not been nor could I get it to run while I was there. Should call AC company to repair. Live ants working inside garage exit door, see photos below. Found several dead inspects under living room pool side window again. Did not sweep up just in case you call pest control company.
6/18/18: The yard has not been my mown, it looks the but longer than last week’s inspection.
6/18/18: Fresh ceiling water spots in the guest Bathroom and kitchen, see photos below.
6/18/18: Saran wrapped both toilets and put down seats and lids. Sewer truck was still up front near gate but not through gate.
6/18/18: Watered 3 trees per written instructions on kitchen counter.
6/18/18: Lawn has just been cut.
6/18/18: I found no additional live or dead love bugs inside your home. I found no evidence of any further damage caused by woodpeckers. The lawn is in need of cutting but it’s not excessively long yet. We are in the rainy season now all exterior plants look very good healthy no need to water.
6/18/18: Found front door deadbolt unlocked, locked upon my departure. Master bedroom smoke detector is chirping, the battery needs to replaced.
