Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/20/18: Found a dead plant up front, see photo below.
8/20/18: Put same downspout on as described as last report. Pulled a half dozen weeds on lanai.
8/20/18: Weeds growing in the cracks of the lanai, see photos below. F main sidewalk leading into home has debris, see photos. Appears debris appears to be from roof run off. Found two tripped circuits 17 Foyer and 26 Master Bedroom, I reset them.
8/18/18: For the purpose of reporting the first HVAC system will be the mid level of your townhouse and the second HVAC system will be the kitchen upper level of your townhouse. The lower level humidity is 50.1% and temp was 80.4°. I found three packages out front behind the pillar near your door I brought those into the garage. I did not find a key on the shelf next to the steps as you thought there would be. The garage ceiling appear to be repaired photos below. I found the thermostat hall not repaired in the kitchen. And the water was on to the entire townhouse when I arrived.
8/18/18: Both toilet fill valves are slow to fill the tanks. There is some water spotting on the ceiling above the sofa, see photo below. It appears this are has been patched in the past and these spots could be bleed through from that repair, however it may be a good idea to contact the property management company to have the check the unit above you.
8/18/18: Watered both plants on the lanai.
8/18/18: Water was not ran in the guest bathroom tub due to items stored inside. Found a notice under the wiper blade of your van photo below.
8/18/18: There were several insect droppings on master bath sink see photo below. I cleaned them up.
8/18/18: I checked the attic and found no evidence of a leak, moisture level appears normal.
8/18/18: Checked slider upstairs no leaking detected. While the humidity upstairs is not extreme I suggest keeping the dehumidistat at least at or below 60%. I found the dehumidistat set to 65% from where I left it last service call.
8/18/18: After reboot of the Xfinity router I have all lights solid with the exception of 2.4 GHz and 5 GHz they are alternating. The lanai has black mold that will need power washed see photos below.
8/18/18: I found one the lanai sliding glass door unlocked photo of which door is below. I found the water main on and the tag telling you not to turn the water on that I put on that last inspection still there I removed it. The screen door cylinder on the lanai leading out behind the guest bedroom area would not close no matter how much I adjusted the compression screw. Closing the door with the cylinder in this shape causes a bind on the aluminum frame, so I removed the cylinder which should be replaced. I was scheduled to drive the golf cart today however with the drive barricaded and recently sealed I wasn’t sure if that was a good idea so I opted not to. The ceiling water marks in the back bedroom mentioned in the last report have been painted and look good.
8/18/18: I treated/pulled weeds on the lanai.
8/17/18: The center lanai shutter is up, I am assuming they are up because of the painter is painting the exterior of your building.
8/17/18: Both far side lanai shutters are up, I am assuming they are up because of the painter is painting the exterior of your building.
8/17/18: Poured water in master bath shower drain.
8/17/18: Replaced all Damp-Rid bags only one new bag left.
8/17/18: Drained water from system after water was turned off.
8/17/18: I believe the AC system is not running efficiently the air coming out of the vents is 80 degrees.
8/17/18: Water is off at 2004. Did not run water in left master bath sink because of trap leak.
8/17/18: Upstairs humidity 54.7% and temp 80.5 degrees.
8/15/18: Brown spot reported in last report still in front yard.
8/15/18: Brought 2 palm fronds to the road for pick up.
8/15/18: Car cover looks good.
8/15/18: The gutter downspout for the rear left of the home ed off in the yard, I reattached the gutter downspout before departing. See before and after photos.
