Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,547 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/2/18: Sign on the door from pool guy power off to pool pump. Went directly to the electrical panel at all circuits were off with the exception of the four that had a gold sticker. This is exactly opposite of what should have been off/on. The thermostat was still set to 76, I moved it to 80. Items in the refrigerator are no longer edible. There is no real smell to fridge but it has been off a very long time. Many dead ants in the hallway leading to the Garage. The lanai ceiling tape is peeling, cracking and flaking. Master bath right side sink trap is leaking.7/2/18: Watered 3 trees per written instructions on kitchen counter.
7/2/18: Garbage disposal leaking slowly. Spot on garage ceiling.
6/29/18: Move the car down from the neighbors carport and put the trickle charger to it and covered it.
6/29/18: Moved the car under carport hook to trickle charger locked. Found the front door unlocked, thermostat down to 76 degrees and bedding off bed in the master bedroom, no one around inside or out.
6/29/18: Could not find a lock to lock storage room.
6/29/18: Pouring down rain so humidity level is more than likely because of this.
6/29/18: I turned the dehumidistat down to 50% from 55% to help mitigate the humidity level in your condo.
6/29/18: Wooden gate not locked, I go out the back door each inspection so as not to have to unlock the gate.
6/29/18: The left side fence gate was open I closed it.
6/29/18: Pool level at 1/3 of skimmer Port added water the entire time inspection was performed shut water off before we left to the pool.
6/29/18: Downspout has come loose again see photo.
6/29/18: Locked water main valve before departure. Small ceiling discoloration/leak in utility area leading to garage, see photo below.
6/29/18: Unable to look inside the electrical panel the boat is too close to it. I move the thermostat down 1° to 78° to help mitigate humidity.
6/28/18: I found a water main on and the front door unlocked upon arrival. I lock the door upon departure as well send the water off.
6/28/18: Water is off at 2004.
6/28/18: I move the downstairs dehumidistat back to 55% based on the last 2 Inspections humidity readings.
6/28/18: I moved both the humidistat down another 5% so now the downstairs is set to 50% and the upstairs is set to 55% to help mitigate humidity inside the condo.
6/28/18: I don’t believe the dehumidifier in the storage room is working based on humidity readings from the past inspections. Based on current humidity readings inside your condo I’m going to see Dan missed add up to 55%.

6/28/18: Replaced Damp-Rid bag in car.
6/28/18: Replaced Damp-Rid bag in master bedroom closet.
6/28/18: I do not believe the upstairs AC unit is running correctly. It is not blowing air even though the thermostat is calling for cooling. The cool on which generally flashes when it needs to turn on but doesn’t is solid which means it should be running and blowing air and it is not. Humidity and temperature upstairs are acceptable but it should be looked at to ensure it’s operational.
6/28/18: I met Linda Blaine at the garage after I had opened up the compartment where your battery is contained. It is under the passenger side seat. I wasn’t Able to remove the battery as it requires a deep socket set to remove the bracket holding the battery in place. Linda suggested sending one of her employees down but was concerned that if we disconnected the battery there are codes possibly sometimes I guess that need to be re-entered an order for everything to work properly and she felt better if we just drove it down to Walmart. In order to do that it would have to be jumped either with cables or a jump box I have neither. She was going to check with her employees. I left the keys in the lock box on your storage room door so they can gain access and if necessary drive the car.
6/28/18: I pulled the 2 damp rid bags out of the closets as they were spent, I looked for additional replacements but could not find any. Your battery backup box under the desk where the monitor sits in the kitchen area is humming slightly but appears to be working still.
