Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/10/18: Watered 16 exterior plants. The pool level is low but still has water to keep the pump filled. I ran the water all the time I was watering plants and doing my interior inspection. I found several items in the fridge that are molding and beginning to smell so I removed them, photo below.
12/10/18: The smoke detector above the boat in the garage is chirping the battery needs replaced.
12/10/18: Some new digging in your mulch out back.
12/10/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift.
12/10/18: Slightly browning front yard, photo below.
12/8/18: Pulled car back in garage, closed/locked all doors, activated alarm and turned water off to the home after the electrician was done.
12/8/18: Opened, pulled out black Mercedes and met electrical contractor who arrived at 8:15am
12/7/18: The storage room was unlocked.
12/7/18: Water is on at unit 2004.
12/7/18: Drained water from system after water was turned off.
12/7/18: Closet ceiling has large water spot but it looks dry, photo below. The slider in the master bedroom was not locked.
12/6/18: Took photos of outside kitchen work then texted to client
12/6/18: The guest bedroom toilet didn’t flush, just about overflowed. Did not go down. Pulled 3 dozen weeds on the lanai.
12/6/18: Contractors cleaning up when I arrived. Phots below that you asked for.
12/6/18: Upstairs humidity 55.0 and temp 70.7 degrees. Someone has definitely been inside your condo The blinds arel set differently, the furniture is been moved, the hurricane shutters are partially up, someone adjusted the thermostat dehumidistat from 0 to 65. I’m not sure what’s going on but I’m gonna leave things as they are humidity is not an issue but please get back to me with regard to this thank you.
12/6/18: Damage to pool cage screens reported upon in past reports has not been repaired as of yet. More damaged screen photos below. The mirror in the master bath has come loose from the wall and is leanining against the medicine cabinet, photo below. Based on how solid the cabinet is and the way the mirror fits I believe it is fine as is but should be secured to the wall again soon.
12/6/18: Lower level readings temp 64.2 and humidity 50.5%. I turned the water main off.
12/5/18: Some browning in the lawn especially on the right side of your home, photos below. Some slat like deposit stains around outside water equipment, photo below. Unplugged the router in the den and then plugged back in after 30 seconds. Waited for it to reboot. All lights solid with the exception of the Internet and 2.4Ghz lights they were blinking.
12/5/18: No bees found around the exterior of your home. Photos below of before and after clean up. Jodi has enough time left to sweep all the carpets and floors. Cleaned bout toilets and all counter tops. Pulled a Truly Nolen sign dated 11/13/18 from the front yard.
12/5/18: Car cover looks good. The tile on the lanai has popped up, reported previously.
12/5/18: The lanai surface has been cleaned, much of the grass and weeds ended up in the pool, see photos below. The living room carpet appears to have been swept/cleaned photo below.
12/5/18: I turned the water heater off at the switch next to the tank. The ice maker has ice in it, should I empty and turn off?
12/5/18: Brought two packages inside from front door area.
12/5/18: Found a small envelope package at your front door brought it in, photo below.
12/5/18: I plugged the fridge in and turned the breaker on for the water heater. I also put the safety pull back in which is next to the water heater. Before I did I checked to ensure there was power at the safety pull.
