Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!

10/2/18: I replaced 3 out of the 4 Damp-Rid bags. The Damp-Rid bag in the printer closet still had granules but will need replaced next service call.
10/2/18: No pool slip on lanai. Lawn service began mowing the lawn and finished while I was inside. The lamp inside to the left of the doorway in the guest bedroom was on it hadn’t been on all summer long. The water main valve was on as well when I arrived. I have a technique so as never to forget to turn the water off, that technique is I leave the keys to my car on the water valve when I turn it on so I cannot drive away without shutting the water off. Using this technique I know your water valve was off when I left last time.
10/1/18: Swept up several dead ants along the front of the master bath shower. I did not find any live ants. The light was on in the master bedroom which is strange as I do not use your lights I bring in a high powered LED lamp. Also the blind was not pulled across the slider as it always is, it was slid all the way to the right. It is as if someone had been here and forgot these items.
10/1/18: Poured a cup of vinegar down the AC condensation tube.
10/1/18: No water fell from the top of the door today. I watered the plants on the lanai. The smaller flowering plant seems to be getting burned again so I moved it all the way under the overhang I’m concerned it might not get the sun it needs but it’s browning and this is the only I thought of to help.
10/1/18: Front exterior electrical outlet box is off. You have hundreds of ants working from the ground to exposed box/wires. Ants gravitate to electrical current. I do not see any live ants on the interior of this area of your home. Some digging in the landscaping on the left side of home but no hole is evident.
10/1/18: Water is to remain off per client. Found a FedEx letter package at the front door, see photo below.
10/1/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Weeds taking over landscaping, notated on last report. The lawnmowing company appears not to be picking up sticks and branches that have fallen from your tree in back as well they’re ruting the lawn a lawn near the pond, photos below.
10/1/18: SUV In the garage that wasn’t there last time, weeds growing a bit in the landscaping. Pulled a GardenMasters sign from front yard dated 9/27/18
10/1/18: Ran water through exterior fridge door. Disposal housing is cracked and leaking. I have tagged both the fixture and the disposal. Did not run the disposal.
10/1/18: Some mail appeared important so I texted images of them to client, no respneyyet at the time of filing this report.
10/1/18: Contractor replaced bug strips on sliders.
9/29/18: All power was on and there we no tripped circuits. I did have to reset the microwave clock. Photos of ceiling spots below.
9/28/18: Photo of living room ceiling below.
9/28/18: Watered both plants on the lanai. I poured bleach down the HVAC condensation tube.
9/28/18: Lower level readings temp 80.4 and humidity 55.4%.
9/28/18: There were several insect droppings on master bath sink again as mentioned previously, I cleaned them up.
9/28/18: I checked the attic and found no evidence of a leak, moisture level appears normal.
9/28/18: I set the dehumidistat to 50% to help mitigate the very high humidity upstairs.
9/28/18: The prep has been completed on the front driveway and walkway if you look closely in the one photo you’ll see a lot of the white sand along the walkway. It’s not quite apparent on the drive but it is there as well. I spoke with the worker he said that he’ll be feeling the drive within the next hour or so and I will be ready to be viewed and walked on tomorrow. I took photos of the back lanai pool area they’re below. The pool has a lot of debris on the bottom more than likely from the power washing and cleaning of the lanai pavers yesterday.
9/28/18: As mentioned several times before, the weeds are really growing through the cracks on the lanai. May want to schedule someone to pull/spray/power wash the lanai. Palm fronds around the base of front trees have been there since at least last service call, photo below.
9/28/18: There was a Home Defense past control bill in the mailbox. It is my belief that the landscapers/lawn company employees are not removing the palm fronds and shucks see photos below. Many of these were here two weeks ago. I ran the shutters up and down.
9/28/18: The pool is above the skimmer port.
9/28/18: I pulled several weeds on your lanai. A cage support strap has broken, photo below. You have a great deal of debris in the bottom of your pool, photo below, normally this would indicate a screen has a gap in it however I cannot find one. One spline has come loose (mentioned in past reports) but I cannot see any obvious gaps.
9/27/18: Tim I arrived at your home around 2:15 PM I found them still working. I spoke with the one person that I believe is in charge he was hand brushing the exterior edges of the pavers outside of the cage. The other person was applying first coat of sealer by spraying it on. The coping on the short side of the pool deck have been hand brushed and head not sure entirely so it looks a little milky which is what you would expect. I was told they had prepped as described. I was unable to walk into the pool cage area because it was being sealed. It’s tough to take photos but I have some I’ll send. They have yet to do anything with the drive or walkway as they told me they’ll do that tomorrow and they had not done anything with the rock around the waterfall area. The edges against your home have been taped off as should be, from what I can see everything looks very well prepped. No one was working vigorously or hurriedly, which indicates they are providing good workmanship in my mind especially at over 100° heat it been their being fully clothed.
