Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/20/18: I left the water on as instructed for renters that are coming in. I also turned the water heater on as instructed. I turned the thermostat down fom 80 to 76 to help mitigate the upstairs humidity when the temps rise outside. The is moisture in the upstairs slider track photo below. I cannot feel ANY moisture along the door or wall or carpet, just see moisture in the track. It has been blowing rain off and on since early this morning. It is currently rhino, lightening and raining hard.
12/20/18: Damage to pool cage screens reported upon in past reports. I moved the the master bath mirror in the opposite direction so the top is leaning against the wall and the bottom is kicked out just a bit so that there is absolutely no possibility it should fall out, see photo below. There is some erosion and or digging at the pool concrete foundation, photo below.
12/20/18: No kitchen appliances hooked up. No kitchen sink so I couldn’t run the water. In the master bath there is no sink and no tub. I ran the water hose into the pool the entire time I was here for good measure, the water level was just about at the middle of the skimmer port opening. I removed a Truly Nolen pest control sign from the yard, it was dated 12/19/18. The palm tree out front needs trimmed, photo below.
12/19/18: Back bushes and trees have not yet been trimmed.
12/19/18: Debris on roof appears it may be growing there, as previously reported. The thermostat is set to heat.
12/19/18: Removed the key from the key box. I took many photos of the soffits as requested they are below. The RO system valve was on. The water main was on upon my arrival and I left it on for the guests arrival the end of the week.
12/19/18: I’m the master bedroom a blind slat has fallen done with broken top plastic clip, photo below.
12/19/18: Brought in two packages from the front porch. Brought in pool service slips from the counter on the lanai. The thermostat is set to heat.
12/18/18: The lawn should be cut at least once soon as it is getting to be bit long.
12/18/18: Picked up 3 pieces of fruit from the yard. Several pieces of mail being sent today.
12/18/18: Started the car, it idled during the service call.
12/18/18: The door leading from the dining area to the lanai was not locked. Both toilet bowl water levels were almost too low.
12/18/18: There was no jacket on the hall floor you mentioned in our phone call however one was on the bed in the guest bedroom as I mentioned I thought it was, photo below.
12/18/18: Watered the one plant on the lanai.
12/18/18: Your pool filter casing is leaking, see below. I ran the hose into the pool the entire time I was on property which brought the level right to the X you mentioned in your email.
12/17/18: The dehumidifier ran while I was there and had water in the tube. I turned the circuit breaker off for your water heater and then as I checked that area saw that you also have a switch which is off.
12/17/18: No vinegar in the bottle to pour down the HVAC condensation evac tube. The shower curtain and rod fell down again in the guest bathroom nearest the garage. The water main was on upon arrival. The alarm was not activated upon arrival.
12/17/18: Pulled several weeds on the lanai.
12/17/18: Brought garbage can and recycling bins inside to the garage.
12/17/18: Did not run disposal.
12/17/18: The pool l work has been completed, photos below.
12/17/18: Garbage disposal switch has a note “Do not use does not grind”.
12/17/18: Slightly browning front yard, as reported previously.
12/17/18: Watered 16 exterior plants. The pool level is low but still has water to keep the pump filled. I ran the water all the time I was watering plants and doing my interior inspection.
12/13/18: Poured water in master bath shower drain. Started the car, idled during entire inspection. Put golf cart on charge after checking battery water levels.
