Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,859 service calls we have performed 29,749 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/21/26: The valleys of the roof and gutters have dead leaves building up in them and may need to be cleaned out soon photos below. Replaced the broken ADT sign on the front of the house photo below. Removed trugreen signs from the yard. Brought in one piece of mail with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.4/20/26: All of the weeds have been removed since the last service call. Mini fridge on lanai is off. Ran water through the sink on the lanai. Visual check of the truck in the driveway. Visual check of the boat & jet skis photo below. Boat is covered. Checked the water level in the endless pool.
4/20/26: Brought in four pieces of mail with some sales flyers see photo below. Will be bringing the mail documents requested to the post office for forwarding. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/20/26: Removed the lockbox from the front door when leaving. The humidity level inside the residence was below 60% again. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely and adjust accordingly. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
4/20/26: Brought in one piece of mail see photo below. Made sure the water heater, range and icemaker were off. There is a perishable food item inside the refrigerator see photo below. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/20/26: Made sure the water heater and icemaker were off. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows.
4/20/26: Brought in one piece of mail with some sales flyers see photo below. The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
4/20/26: Made sure the water heater and range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidstat to 50% for now circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Lamp in living room is on.
4/20/26: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range and icemaker were off. Bug zapper lamp in dining room is on. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 47. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
4/20/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
4/17/26: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
4/17/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
4/17/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrive. I found the ac thermostat fan in the on position and set it back to the correct setting of auto which should alleviate the humidity problem as the fan was continuously running without cycling. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
4/17/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
4/17/26: Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
4/17/26: Watered the plant on the lanai and made sure to use the right side slider only. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
4/16/26: Brought in a notice from the water department concerning the replacement of your water meter recently see photo below. Made sure the water heater, range and icemaker were off. The roof is waiting on new roof tiles to be installed. Solar panels in driveway & solar panel hardware laying along the side of the residence waiting to be reinstalled after new roof completion. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
4/16/26: Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows. The battery maintainer connected to the car had a red fault light when I arrived. I unplugged it and plugged it back in to reset it removing the fault light.
4/16/26: Unplugged the ro water system underneath the kitchen sink. Ran the hose in the pool during the service call to help offset evaporation. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
4/15/26: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
4/15/26: Made sure the water heater, range and icemaker were off. Weeds are starting to build up in the landscape beds see photos below. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car appears to expire soon see photo below. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
4/15/26: Made sure the breakers for the AC system were in the on position. All ceiling fans are off. Furniture on lanai. Stairwell was clean.
4/15/26: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Furniture out on front porch and lanai.
4/14/26: Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
4/14/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Mesh storm shutter on lanai is closed.
