Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,859 service calls we have performed 29,749 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/24/26: Brought in an unsealed envelope that was on the front door with documents from the association see photos below. Downstairs mini split read 75. Humidity and temperature readings were 50.8% & 75.9. Downstairs portable dehumidifier read 55. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.4/24/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Watered both plants & rotated them 1/4.
4/24/26: There has been some activity inside the residence since the last service call. Furniture is out on lanai. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent mildew & odors.
4/24/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/24/26: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. The humidity level was back under 60% inside the residence after making the last adjustment and turning the portable dehumidifier back on. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen read 53. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
4/24/26: The pool water level was low and the bottom was dirty when I arrived see photos below. I let the hose run it during the entire service call and set the water timer for 120 minutes when leaving to bring the water level back up. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
4/24/26: Removed the broken handle and installed the new door handle on the living room sliding glass door see photo below. The plate on the mini van is expired. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/22/26: Brought in five pieces of mail with five small packages see photos below. Made sure the water heater, range and icemaker were off. There are some perishable food items inside the refrigerator photo below. The irrigation system is in the run position. Portable dehumidifier in kitchen read 50. Owners pantry is locked. Visual check of the boat photo below. I left the water main on when leaving for the pool.
4/22/26: The passcode for the door between the garage and home would not work when I arrived. Client advised me to open the door using a key provided from the lockbox on the left side of the house. I put the key back in the lockbox when leaving. One of the pipes connected to the pool pump equipment has a slow drip leak while the pool pump is running see photos below. Picked up the check off the kitchen counter. Brought in one pool boy service slipped dated 4/20. I ran the hose in the pool during the service call to help offset evaporation. The temporary plate on the vehicle expires tomorrow see photo below. Made sure the water heater, oven and icemaker were off. All ceiling fans are on. Checked all damp rid bags throughout the residence. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Power was on to the outlet. Closed the garage overhead door when leaving.

4/21/26: Drive by. Went back to the residence to vacuum out the drain pan full of water underneath the water heater. I dried off the outside of the water heater and inside the pan after removing the water and double checked to make sure the pressure relief valve was closed photos below.
4/21/26: Made sure the water heater, range and icemaker were off. Removed the bag of chips from the top of the microwave. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/21/26: Made sure the water heater & ice maker were off. The strut holding the hood up on the car was broken when I arrived and will no longer hold the hood up photo below. The AC air filter was dirty and needed to be replaced. I’ve replaced it with one of the new filters provided in the garage and wrote the date of installation on it. Put all the empty garbage cans back up on the side of the house. All ceiling fans are off. Checked all light timers. No mailbox.
4/21/26: Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
4/21/26: Picked up the check off the kitchen counter. Brought in one piece of mail with some sales flyers see photo below. Brought in two door hangers from the county concerning a current boil water notice due to utility work being conducted in the area photo below. I was unable to run any water throughout the residence during today’s service call as the county has the water temporarily shut off due to utility work being conducted in the area. Made sure the water heater and range were off. The water heater drain pan had water sitting in it when I arrived due to the client draining the water heater before leaving and accidentally leaving the pressure relief valve open & the drain line not draining the water causing the bottom of the water heater to start rusting photo below. Client advised to clean the drain pan out with a shop vac. Both lanai screen doors are unlocked.
4/21/26: Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
4/21/26: Brought in two packages that were laying by the front door when I arrived see photo below. Made sure the water heater was off. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
4/21/26: One of the pipe connections on the bottom of the pool pump filter canister was slowly leaking while the pool pump is running when I arrived see photos below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level back up. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
4/21/26: Made sure the water heater and oven were off. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
4/21/26: Some of the new plants along the front of the house appeared to be dying so I watered them with some of the water jugs provided photo below. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
4/21/26: The driveway pavers have excessive weeds building up in them. There is an invasive tree growing out of the hibiscus bush that is starting to touch the soffits on the left side of the house that needs to be removed. I did not see any live ants inside the residence during today’s service call. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.

4/21/26: Made sure the water heater, range and icemaker were off. The living room TV was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are off except for one of the kitchen windows. Visual check of the camper trailer in the front yard.
4/21/26: Weeds are starting to build up in all the landscape beds see photos below. The AC system was running continuously when I arrived even though it was below the set temperature. I tried putting the thermostat in the off position to turn it off but it would not shut off. The AC system needs to be repaired at this time. Client will address. Monitoring the old water stains above the garage overhead door closely.
