Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 29,286 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/3/25: Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.11/3/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/3/25: Brought in several packages that were sitting in the garage when I arrived. Made sure the water heater, range and ice maker were off. The lawn has some browning on the left side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
11/3/25: The inside of the guest house appeared to be clean. Window ac unit has been turned back on. Portable dehumidifier read 37. Ceiling fan is on.
11/3/25: The left side garage overhead door is still not working. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
11/3/25: Replaced all damp rid bags throughout the residence. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
11/3/25: The garage door opener was not beeping during today’s service call. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
11/3/25: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 44. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
11/3/25: Excessive weeds are building up in the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
10/31/25: Brought in a service slip from Steve’s water, purification and pumps dated 10/27 that was laying by the front door when I arrived photo below. The lawn still has some browning throughout the entire yard. Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
10/31/25: Mini fridge in kitchen is off and door propped open.
10/31/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 & the dehumidistat to 40% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
10/31/25: Both toilet fill valves are tagged for not working correctly. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
10/31/25: Made sure the water heater, range and ice maker were off. All ceiling fans are off. Storage room on breezeway is locked.
10/31/25: All ceiling fans are off.
10/31/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
10/31/25: The plate on the car is expired. All ceiling fans are off.
10/31/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/31/25: The plate on the vehicle is expired. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/31/25: One of the pictures in the foyer was laying on the floor when I arrived due to the command strips no longer holding it on the wall photo below. I picked it up off the floor for now. Client can address when they return. Weeds are starting to build up in the landscape beds on the sides and back of the house. Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
10/31/25: Weeds are starting to build up in the landscape beds again photos below. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
10/31/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
10/31/25: There was a puddle of water and the living room carpet was wet all the way behind the living room couch & in front of the living room windows when I entered the residence. I cleaned up the water and discovered that it came from a broken sprinkler head just outside the front door photos below. I lowered the AC thermostat to 73 for now as the living room carpet was starting to smell musty and to prevent mold. I set up a small fan next to the wet carpet in the living room and covered the broken sprinkler head with a bucket for now. The neighbor Howard stopped by to access the situation. Will contact the client and advise them of the situation. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
10/31/25: Turned the pool heater and everything back on for clients return. Checked the lockbox on the front door to make sure the key was inside. The garbage disposal is seized & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
10/30/25: All of the weeds have been removed from the landscape beds and the trees have been trimmed off the left side of the house since the last service called photos below. Turned everything back on for clients return. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
