Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 29,286 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/7/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
11/7/25: All ceiling fans are off. Lanai screen door is locked.
11/7/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
11/7/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
11/7/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 14. Front load washing machine lid is open to prevent odors.
11/7/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
11/7/25: Excessive weeds are building up in all the lanai pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
11/7/25: All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/4/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/4/25: The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.
11/4/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked. Green slip is in mailbox.
11/4/25: More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/4/25: Weeds are starting to build up in the landscape beds photo below. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/4/25: Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is off.
11/4/25: Excessive weeds are starting to build up in the lanai pavers. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
11/4/25: The smoke detector in the guest bedroom hallway was chirping when I arrived. I tried replacing the battery with a new 9V battery but it continued to chirp. The smoke detector appears to be defective and needs to be replaced at this time. The lanai may need to be pressure washed again soon. The new underground power line is waiting to be connected to the power meter on the right side of the house. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
11/4/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided.
11/4/25: Excessive weeds are building up in the driveway pavers. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
11/4/25: All the tires on the car were starting to get really low. I inflated them all to 32 psi using my cordless inflator. The smoke detector in the master bedroom was chirping when I arrived but I was unable to locate a new 9V battery replacement inside the residence. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
11/4/25: Removed the tablecloth from the kitchen table per the client. Monitoring the old water stains above the garage overhead door closely.
11/3/25: There was a white Chevy truck parked in the driveway when I arrived photo below. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
11/3/25: Made sure the water heater, oven and ice maker were off. A battery maintainer has been connected to the truck in the driveway. A new pump has been connected to the top of the endless pool photo below. Weeds are starting to build up in the landscape beds. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
11/3/25: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. A water timer is recommended for the hose running to the pool. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
11/3/25: The lanai may need to be cleaned soon. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
11/3/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
