Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,879 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/17/25: Weeds are starting to build up in the pool pavers. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.9/17/25: The smoke detector in the back guest bedroom was chirping when I arrived. I was unable to replace the 9v battery as all of the 9v batteries provided in the drawer were expired and dead. Weeds are starting to grow in the lanai pavers & deco drain. The garage door opener over the Corvette is making an intermittent beeping sound every couple of minutes. Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/17/25: The neighbor‘s car was in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/16/25: Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
9/16/25: Put all sales flyers in the trash can. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/16/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/16/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/16/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/16/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
9/16/25: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
9/16/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
9/16/25: Drive by. Was still unable to enter the residence through any of the doors using the passcode #1002.
9/16/25: Brought in another FedEx notice that was on the front door when I arrived photo below. The lawn has some slight browning throughout the entire yard. There is a kayak sitting outside the pool cage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
9/16/25: Brought in the 10 prepaid mail envelopes and set them on the kitchen counter. The lawn has some brown spots throughout the entire yard.
9/16/25: The white Toyota Camry has been returned to the driveway since the last service call. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
9/16/25: Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat. Green slip in mailbox. All storm shutters are closed. Left the water main on when leaving.
9/16/25: I found a can of ginger beer leaking from the packaging in the kitchen pantry when I arrived. I removed the leaking can from the pantry and wiped up the floor with some paper towels. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
9/16/25: Brought in two pieces of mail with some sales flyers see photo below. The lawn has some browning in the backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
9/16/25: Excessive weeds are growing in the lanai and back patio pavers. The lawn has some browning in the front yard & left side of the house. Wine cooler read 67. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
9/12/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
9/12/25: Watered both plants on the lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
9/12/25: The AC air filter was dirty and needed to be replaced. I replaced it with one of the new air filters provided and wrote the date of installation on it. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
9/12/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
9/12/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
