Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,528 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/10/19: Mold is starting to set up on the dashboard of the suv & the bicycle seats and handles in the storage room photos below. About 20 tiles on the lanai have lifted but I see no grout missing or cracked. I have taped the corners of the 5 rows of three so we remember not to walk on them and so you know which tiles I am referencing, photo below.10/10/19: Ran the shutters up & down. Water is off at 2004.
10/10/19: Both ac thermostats & ac systems are working correctly.
10/10/19: Ran water thru fridge door. Drained water from system after water was turned off.
10/10/19: The drywall patches have been painted but there are some shelves and closet doors not replaced, photos below. Spoke with management and they believe the painters should be finished today/tomorrow and cleanup will be after they finish. In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc.
10/10/19: The water main valve was off when I arrived and I did not find anything leaking anywhere. Half bathroom toilet runs continuously, probably needs a new tank flapper, it is turned off at the valve. The left side sink in the master bathroom is leaking at the washer and gasket for the bow, a photo below of me pointing where. I also tagged the sink. The back left tire on the boat trailer is a bit low but still has plenty of air.
10/10/19: The water main was on when I arrived & the utility sink in the storage room was on and water was running. The unit appears to have been cleaned, all ceiling fans are on, all the blinds have been opened & the hurricane shutters have been partially opened photo below. Brought in 3 pieces of mail photos below. Floor just inside the dining area has lift but I can see no cracking, I’ve marked the area so as to remind us not to walk in that area.
10/9/19: Met with Don from VIP Heating & Air Conditioning, photo of replaced thermostat below. On site for 45 minutes.
10/9/19: 2 large couple small dead bugs disposed of, water was on upon arrival and turned off upon departure, pictures below
10/9/19: A notice from the Charlotte County property appraisers office was on the front door photo below. Watered plant inside. The garbage disposal is seized. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged and the valve shut off.
10/9/19: No mailbox. The lawn is browning from lack of rain.
10/9/19: The pool pump is still leaking slightly from a knob on the top photo below. The garage has a very strong musty smell. A smoke detector over the master bedroom door is chirping.
10/9/19: Few dead bugs, humidity in front by window 50.1 temperature 85.1
10/9/19: The water main valve has been repaired and now have water supply to the house photo below. The pool water level was low almost to the bottom of the skimmer port, I ran the hose in it during the service call and shut it off when I left.

10/9/19: Brought in all pool service cards dated from 9/18 until 10/9.

10/9/19: The ac thermostat has no display & is not working causing the ac system to not cycle on. I didn’t find any tripped breakers & tried changing the batteries again but could not get it to work. There is a high humidity level in the house.

10/9/19: A pack rat storage container is in the parking space photo below. All the furniture & items from the bedrooms & closets have been put in the pack rat container. Photos of remodeling progress below, all the sinks & water heater have been disconnected. The kitchen & master bathroom lights were on.

10/9/19: Tire on driver front VW getting low, picture below, gate locked
10/9/19: The alarm was already deactivated before I entered the home & the dining room light above the kitchen table was on. A lawn mower is on the back patio by the screen door photo below. Pine needles are building up on the roof & gutters see photo below.
