Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,427 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/19/19: Tested irrigation system. Brought in one piece of mail see photo below. Hughes exterminators card dated 8/9 was on the kitchen counter. Master bedroom closet lights were on & the interior garage entry door was unlocked. Dead area of sod in the back yard has been removed see photo below. Bobs truck is parked in the garage.
8/16/19: Nothing has changed since last visit. Humidity & temperature readings were 47.7% & 77.1.
8/16/19: Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed.
8/16/19: Water main is to remain off per client.
8/16/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 50. Not frozen. The plastic wrap covering the toilet seats is causing mildew to grow on the inside bowl see photo below. We highly suggest taking the plastic wrap off.
8/16/19: Garbage disposal is very loud. The ac system is not working correctly, humidity level is high in the house & it is blowing warm air out the vents. The condenser is not running. Bushes by front entrance have been trimmed see photo below. Brought in several pieces of mail which two appeared to be important see photo below.
8/16/19: Put one capful of perfect weekly into the pool. The battery was dead on the suv and it wouldn’t start, I found a battery charger in the garage and hooked it up. Will check to see if the battery is charged next service call.
8/16/19: The top of the roof has been tarped see photos below. The ac system is still working correctly. A piece of pool tile has broken off by the skimmer port and is laying on the bottom.
8/16/19: Master bathroom right sink leaks from the trap when water is running, it has been tagged. Garbage disposal was seized, I freed it to run.
8/15/19: Yellow spots on the ceiling in the downstairs guest bedroom have not changed in appearance. Visual check of the car, filled all golf cart batteries, it took 1.5 gallons of distilled water.
8/15/19: Checked water of golf cart batteries and put on charge. Hurricane shutter separated at top, see photo below. Window sill closest to lanai slider in living room separated from wall but I can see no water damage or reason for this, photo below.
8/15/19: Yellow spots on closet ceiling have not changed in appearance.
8/15/19: Checked water level of golf cart batteries.
8/15/19: Dehumidifier in kitchen read 50. The half bath sink has very low water flow. Refilled all small Damp-Rid bags. 1.5 fresh bags remain.
8/15/19: Pulled a lawn care extraordinaire sign dated 8/13 from your yard. The kitchen is leaking badly when trying to use, we have tagged and will not run in the future. .Will fill using pitcher and water from guest bathroom. Toilet in master bath is leaking at the rubber gasket between the tank and stool. We have tagged and will not flush it in the future until repaired. Will fill using pitcher and water from guest bathroom. You have hundreds of dead ants collected around the master bat toilet valve , photo below. The wall at this valve displays water same age but we cannot be sure if it is current or some time in the past. Water main was on upon arrival off upon departure. The backside mesh hurricane panels are not connected in the center corners, photo below. Brought in 2 pieces of mail, photo below.
8/15/19: Ceiling lights in the dining room area were on. One of the storm shutters is broken see photo below.
8/15/19: Started the car, idled during service call. Inflated rear passenger tire on golf cart using your air compressor.
8/15/19: Water is off at 2004.
8/15/19: Right front passenger tire is a bit low I will bring my compressor next week to inflate.
8/15/19: Lowered the dehumidistat to 55% to help mitigate humidity level. Electronic keypad did not open using our code. Client provided their code and it opened. Replaced 9v battery and our code worked.
8/15/19: Ran water thru fridge door. Drained water from system after water was turned off.
8/15/19: Several large dead cockroaches on floors. Guest bathroom tub is full of garbage bags. Recommend cleaning
8/15/19: I found the white over the kitchen sink upon arrival I shut it off. I found the front guest bedroom window not latched and open about 1/8 of an inch. I closed and latched. I found three of the windows in the breakfast nook not completely seated and latched. I pushed them completely down and I heard them latch. I found one of the windows to the far left in the dining room not completely down and not latched. I push this window down until it latched. I have several photos attached to this report which will serve as baseline photos and you may already know all of these issues but I want to have a record of them in our system. There is a concern under the breakfast nook window area oh bubbling paint it appears as if it had gotten wet at one point or maybe a window has leaked. In the guest bedroom as you first walk in to the right the padding under the carpet is missing and some baseboards are removed. I assume this is from some past water leak issue and you are aware of it. On the fridge exterior door there’s a photo of what appears to be some sort of yellowish material that has oozed out from under, it’s hard in a little bit bubbly.
8/15/19: Half bathroom toilet runs continuously, probably needs a new tank flapper. Turned off at valve.
8/15/19: Glass has been cleaned up on lanai. Brought in three pieces of mail see photos below.
