Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,861 service calls we have performed 30,567 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/5/20: Turned water on to toilets, flushed and brushed toilets, turned valves off. There is still food in fridge, will await your instructions. One small dead insect on kitchen floor, disposed of, picture below5/5/20: Found a stain on the ceiling next to the vent fan in the guest bathroom next to the laundry room which is currently not soft or wet to the touch, will continue to monitor closely see photo below. The toilet in the office bathroom is running, I shut the valve off & tagged it as such. Replaced the battery in the smoke detector with one 9 volt battery from the hallway closet.
5/5/20: There was still some light ghost ant activity in the kitchen by the coffee maker. Removed an undated truly nolen sign from the front yard.
5/4/20: No water available to home even with the water main turned on. Plants appear moist from recent rain. Some weeds on pool deck, picture below. Ran shutter up then down
5/4/20: Freshly mown grass. Flowers blooming, photo below.
5/4/20: Flower in back corner, picture below. I talked to your neighbor on the right who will contact if any mail in box.
5/4/20: Some weeds in pool area, photo below. Light in attic not working.
5/4/20: Some weeds in pool side pavers.
5/4/20: Poured vinegar down HVAC tube.
5/4/20: Watered front plants. Poured vinegar down HVAC tube. water heater breaker is off.

5/4/20: Small fridge on Lanai running.
5/4/20: Ran car during service call. Spot on computer room ceiling, will monitor, photo below. Bad bag of Romain lettuce in fridge, discarded.
5/4/20: Pool clean water level 1/2, bushes growing, interior clean no insects sighted , still monitoring spot on m/bedroom ceiling
5/4/20: Tree debris in yard (photo below), garage dehumidifier running and read 50, turned master toilet off after flushing
5/1/20: The weather stripping around the front door is dry rotted & starting to deteriorate. There is a large crack in the stucco just above your unit.
5/1/20: Started the suv & let it idle during the service call. Upstairs temperature & humidity readings are 80.6 & 56.2%. Checked the attic space upstairs.
5/1/20: Turned off the breaker to the range. The living room ceiling fan is on.
5/1/20: The master bathroom toilet water supply valve is corroded and has a slight drip leak when water is on only, I shut the valve off and tagged it as such.
5/1/20: The humidity level was still slightly high inside when I arrived, I lowered the thermostat again down to 77 to help mitigate the high humidity level.
5/1/20: Watered the 3 plants on the lanai.
5/1/20: The upstairs half bathroom toilet is leaking from between the tank & the bowl when the water is on & being flushed, I shut the valve off & tagged it as such see photos below. The railings on both balconies have green mildew starting to build up on them. Both ac filters need replaced size 20x20x1. Lower level readings temp 77.7 and humidity 53.5%.
5/1/20: The humidity level was slightly high inside the residence when I arrived, I lowered the thermostat to 77 to help mitigate the high humidity level. The refrigerator door had water in it again, I cleaned up & replaced with dry paper towels.
4/30/20: The humidity level was high & it felt warm inside the residence when I arrived, I found the ac thermostat set to 76 & the dehumidistat set to 60%. I lowered the thermostat back down to the previous setting of 71 & the dehumidistat back to 50% to help mitigate the high humidity levels. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
4/30/20: Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 50. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
