Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,678 service calls we have performed 30,304 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/20/20: Pool clean but water 1” above bottom of skimmer port , turned water on left hose in pool while providing service to other homes in community, came back to shut off. Lowered thermostat to 77 from 79 as humidity was high.4/20/20: All clean interior and exterior, ran water flushed brushed toilets, ran disposal
4/20/20: Pool clean water 1/2 skimmer port, interior all good except dead insects in master tub picture below, started and ran car
4/20/20: Met with the insurance agent & let into the residence. Replaced one 9 volt battery in a smoke detector that was chirping in the living room by the ac thermostat. Ac air filter is dirty & needs replaced, will bring a new pleated filter size 20x20x1 & replace on next service call. Found 3 small holes in the exterior siding from previous repairs on the front of the house & covered them with water proof gorilla tape see photos below.
4/20/20: Pool water level around 1/2 skimmer port, bushes needing trimmed, interior clean no insects sighted
4/20/20: Pool clean, water 1” up from bottom of skimmer port, tree debris in front yard, picture below, ran water sinks, ran disposal, flushed toilets and turned off water to master toilet, put mail on counter. Turned water heater off at the circuit breaker as per client's request.
4/17/20: The weather stripping around the front door is dry rotted & starting to deteriorate. There is a large crack in the stucco just above your unit.
4/17/20: There was a pool inflatable on the balcony by the front door when I arrived photo below. Started the suv & let it idle during the service call. Checked the attic space upstairs.
4/17/20: Emptied & turned off the ice maker. Turned off the water heater & range breakers. The master bathroom toilet water supply valve is corroded and has a slight drip leak when water is on only, I shut the valve off and tagged it as such see photo below. The humidity level was a little high in the residence when I arrived, I lowered both thermostats down to 78 to help mitigate the high humidity level. There is a fishing pole outside leaning in the corner by the front door.
4/17/20: Turned off water heater & range breakers. There appears to be mold or mildew spots on the walls next to the ac air handler see photos below. 4/17/20: Watered the 3 plants on the lanai.
4/17/20: There is a package placed just inside the front door when I arrived see photos below.
4/17/20: The railings on both balconies have green mildew starting to build up on them see photos below. Both ac filters need replaced size 20x20x1. Lower level readings temp 77.7 and humidity 56.0%
4/17/20: The refrigerator door had water in it again, I cleaned up & replaced with dry paper towels.
4/16/20: The humidity level was very high inside the residence when I arrived, the ac was off, the drain pan full of water & the condensate drain safety switch had a red light on indicating moisture see photo below. The ac would not turn on. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
4/16/20: Started the car & let it idle during the entire service call. Refilled all 8 damp rid buckets & replaced all 3 damp rid bags. Dehumidifier in kitchen read 60. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & it has been tagged as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
4/16/20: A smoke detector in the foyer is chirping. Watered the plants on the lanai. Water is off at 2004.
4/16/20: The wine cooler in the dining room was on & reading 41/50.
4/16/20: Power to the storage room was off. Dehumidifier in storage was off. Breaker upstairs labeled storage was on.
4/16/20: The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/16/20: The humidity level was still high when I arrived, I lowered the thermostat to 74 & the dehumidistat to 45% to help mitigate high humidity level.
4/16/20: Brought in 2 pieces of mail photo below.
4/16/20: Drove the suv within the community. Found both ac thermostats set to 83 & moved them back down to the previous setting of 78. Found the cushions were placed back on the lanai furniture when I arrived & brought them back inside.
4/16/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
4/16/20: Poured vinegar down the HVAC condensate drain.
