Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/13/19: Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed. Unplugged & restarted the WiFi router & camera to try and get it back online.
9/13/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 52. Not frozen. The plastic wrap covering the toilet seats is causing mildew to grow on the inside bowls. We highly suggest taking the plastic wrap off.
9/13/19: Garbage disposal is very loud. The ac system is working correctly, I found the thermostat set to 73 & moved it back up to the previous setting of 77.
9/13/19: Put one capful of perfect weekly into the pool. The battery was still dead on the suv and it wouldn’t start even though the battery charger said it was full. Weeds & grass are growing in all the landscape beds.
9/13/19: Master bathroom right sink leaks from the trap when water is running, it has been tagged. The garbage disposal was seized again, I was able to free it to run.
9/12/19: Yellow spots on the ceiling in the downstairs guest bedroom have not changed in appearance but now we see some development in the master bedroom photo below. Visual check of the car.
9/12/19: Yellow spots on closet ceiling have not changed in appearance. Put all live plants back out into the front lanai & gave them some water.
9/12/19: The dehumidifier in the storage room was off and the bucket was full, I emptied the bucket and reset the float so the dehumidifier would come back on. It is now running correctly again.
9/12/19: Mildew growing on the seats of the golf cart photos below.
9/12/19: Dehumidifier in kitchen read 50. The half bath sink has very low water flow.
9/12/19: Started the car, idled during service call.
9/12/19: Water is off at 2004.
9/12/19: Lubricated the front door lock.
9/12/19: Based on the past two humidity readings I move both the dehumidistat back to 55% from 50%.
9/12/19: I found the thermostat set to off inside the condo, I looked on the counter and found two grand air slips one of which red it was shut off because they need a part and he didn’t want it damaged the unit. I found little black shavings all over the master bedroom bathroom that was not cleaned up from them working on the system. The great for the filter for your AC system has been bent photos below it looks like it was forced closed.
9/12/19: Ran water thru fridge door. Drained water from system after water was turned off.
9/12/19: In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc. photo of grill below. Inside your unit the sprinkler system company are replacing sprinkler heads and had to cut holes around 9 heads in your unit, below is a photo of one. Moved the dehumidistat from 65 to 60 to help mitigate humidity issues caused by the open holes in the ceilings.
9/12/19: Brought in one piece of mail which appeared to be important see photo below. A stove & microwave with a note on it were inside the front entrance upon arrival see photos below. The alarm keypad was beeping before I walked in with a message on the display that says system trouble low battery, I was able to get it to stop beeping. The laundry room light was on when I arrived.
9/12/19: Half bathroom toilet runs continuously, probably needs a new tank flapper. Turned off at valve. The back left tire on the boat trailer is a bit low but still has plenty of air.
9/12/19: Met with Bill to do the wind mitigation for the insurance company.
9/11/19: Stain on ceiling office, picture below
9/11/19: Front area humidistat humidity 45.5% temperature 84.2 degrees
9/11/19: Turned dehumidistat to on, unit came on checked cooling in bathroom vent, set dehumidistat to 55
9/11/19: Watered plant inside. The garbage disposal is seized every service call. A smoke detector is chirping in the den area. Bushes on the front & right side of the house need to be trimmed. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged and the valve shut off.
9/11/19: No mailbox.
