Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,658 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/17/19: Water is off at 2004.10/17/19: Orangish colored spots on front office ceiling appear to be the same.
10/17/19: Cleaned up several dead cockroaches. Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance. Recommend cleaning
10/17/19: Replaced damp rid bag in the master bedroom closet.
10/17/19: No lights were on inside. Spots on MB ceiling appear to be same as last service call. Storage room is unlocked.
10/17/19: Keys to the car are on NOT on top of the car and hood that was open is closed and no charger plugged in. Guest bathroom toilet tank is leaking where the tank meets the atoll. It is tagged with this info and the water is off at the valve.
10/17/19: The AC system is not running we found the condensation evacuation tube filled with water which turns the emergency switch off. I’ve turn the thermostat off at the switch so that we don’t run the chance of the emergency shut off switch being overridden in the system running.
10/17/19: Started the car it idled during the service call. Made sure air dryer was working in SUV.
10/17/19: Cleaned up 4 dead millipedes from inside front entrance floor.
10/16/19: Pool at bottom of skimmer, turned water on one hour, will be close by and check to see if additional water is needed
10/16/19: Guest bath, turned water on toilet, brushed and let water run a minute, bleach in both toilets, hoe back left side of pool put couple branches in to see if next inspection still active picture below
10/16/19: Took several photos sending via email. Both dehumidifiers are working. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
10/16/19: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 47.6% humidity 80.1 degrees temp; Master bath hall 41.3% humidity and 80.1 degrees temp.
10/16/19: Towels dry, poured vinegar down HVAC, humidifier in bath reading 40
10/16/19: The master bathroom toilet was leaking and water was on the floor upon my arrival, I shut the valve off to the toilet, cleaned up the water with towels & plugged in a fan to help dry it out photos below. I placed the magazine holder which had mold setting up inside of it outside on the pool lanai. I put the ac thermostat on 76 & the dehumidistat on to help mitigate the humidity level until the water leak is cleaned up & repaired. Photo of water main handle in the off position on right side of house below. Brought in 5 pieces of mail photo below. Guest bathroom toilet water supply valve has a slight drip. It has been tagged and the valve shut off. All water supply valves in the house have excessive corrosion.
10/16/19: GFI was tripped, all working well
10/16/19: The pool cage & screens have green mildew starting to build up on them photos below. Brought in 1 piece of mail photo below. Fish pond looks very clean & at a good level, I counted at least 14 fish today. The guest bathroom toilet tank is loose & wobbly, I turned the valve off & tagged it as such.
10/16/19: Poured vinegar down HVAC 1-2 ounces
10/16/19: All’s well
10/16/19: The battery in the key fob with the purple key chain is dead, I was able to start the car with a spare set of keys in the laundry room. Started the car & let it idle during service call. A baby iguana ran into the garage as I was attempting to close it, after some scurrying I was able to get it out photo below. A smoke detector in the kitchen hallway is chirping.
10/16/19: The router was plugged in so I unplugged it, waited several minutes, then plugged it back in.
10/16/19: The pool pump is not leaking anymore. Landscape bushes at front of house need trimmed. Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
10/16/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
10/16/19: The wood side gate nails are loose and the gate has come unattached from the hinges.
10/16/19: Watered the 2 plants in the kitchen. Landscaping trees & bushes need to be trimmed. AC came on and is working correctly.
