Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,582 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/18/20: Exterior good except possible work being done on pool pavers, picture below,5/18/20: Weeds in pool area. Garage attic no evidence of pests.
5/18/20: Pool clean, water 2/3 skimmer port, some weeds growing in pavers, pictures below.
5/18/20: Half bath toilet runs constantly, shut water off to tank, poured vinegar down HVAC evac tube, ran screens up and down.
5/18/20: Ran shutter up and down, poured vinegar down HVAC evac tube, raining now so did not water plants. Looked for but didn't find check.
5/18/20: Pool clean at 1/3 skimmer port a little low but raining today, pictures of weeds on pavers.
5/18/20: Lanai with shutters down was clean and dry. Some digging in the landscape mulch on left side of the home probably an armadillo.

5/18/20: Pool clean, water level up 1” from bottom of skimmer port Found garage door unlocked. Dehumidifier in garage running at 46. Ladder in kitchen, picture below
5/15/20: Turned off the breaker to the range. The guest bathroom sink is leaking from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak see photo below. I shut the valves off & tagged it as such. The damp rid bags in the closets are full.
5/15/20: Found a stain on the ceiling several feet long above the dining room table, the drywall is not soft & is dry to the touch see photos below. Will continue to monitor closely. The weather stripping around the front door is dry rotted & starting to deteriorate. There is a large crack in the stucco just above your unit.
5/15/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
5/15/20: The master bathroom toilet water supply valve is corroded and has a slight drip leak when water is on only, I shut the valve off and tagged it as such.
5/15/20: The spots on the walls in the ac air handler closet have been removed see photos below.
5/15/20: Watered the 3 plants on the lanai.
5/15/20: Turned off the breaker to the range. The humidity level was slightly high inside the residence when I arrived, I lowered the ac thermostat down to 79 to help mitigate the high humidity level. The guest bathroom toilet is still running, I shut the valve off & tagged it as such.
5/15/20: The upstairs half bathroom toilet is leaking from between the tank & the bowl when the water is on & being flushed, I shut the valve off & tagged it as such see photos below. The railings on both balconies have green mildew starting to build up on them. Both ac filters need replaced size 20x20x1. Lower level readings temp 80.1 and humidity 51.1%.
5/15/20: A battery maintainer is installed on the Acura in the garage. Turned off the breaker to the range. Emptied the ice maker. The wine cooler & both mini fridges were all on & cold. The front balcony is wet from rain & has some droppings.
5/15/20: The refrigerator door had water in it again, I cleaned up & replaced with dry paper towels.
5/15/20: The recycling can is full and all bins were in the garage, nothing for us to bring inside. Turned off the breakers to the range & water heater. Emptied the ice maker. All ceiling fans are on. Found the downstairs ac thermostat fan set to on & changed it to the correct setting of auto. The humidity level was slightly high inside on both floors, I lowered both ac thermostats down to 77 to help mitigate the high humidity levels. There is a stain on the upstairs guest bedroom ceiling next to the ac return vent, will continue to monitor closely see photo below. Made sure the outside lighting control was off. 5/14/20: Forwarded several pieces of important mail via USPS using stamps & a pre-addressed Manila envelope provided from the residence. Since it appeared to be a check did not want to put in your box for security reasons.
5/14/20: Forwarded the pillow cover via USPS & made sure to use the P.O. Box # provided. Photo of tracking number below. Could not find the golf range finder in the storage room. $7.20 for postage, 1:50pm-2:20pm. 12 miles traveled.
5/14/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
5/14/20: Brought in 1 package left by the storage room door see photo below. Refilled 8 damp rid buckets & replaced 1 damp rid bag, could not find anymore replacement damp rid bags. Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 45. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
5/14/20: Picked up the pillow cover from the master bedroom but could not find the golf range finder in the storage room, will be sending the pillow cover via the post office this afternoon. The kitchen & bathroom remodel work has began, I made sure to turn the ac on see photos below. The smoke detector in the foyer is chirping. Watered the plants on the lanai. Water is off at 2004.
