Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,658 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/1/19: Ran electric shutters up and down.11/1/19: An animal is still digging holes in all the landscape beds. The laundry room light was on when I arrived.
10/31/19: Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call. Cranked down hurricane shutters on lanai.
10/31/19: Garbage disposal frozen tight cannot free it. Soaked it with WD40 to see if it will work loose. Still unable to free it up.
10/31/19: Storage room door latch sticking and not opening. We had to pry open just a tad to get inside. Took metal jamb plate OFF and is works much better. Knob cannot pull mechanism in completely which is some of the problem as well.
10/31/19: Orangish colored spots on front office ceiling appear to be the same.
10/31/19: Cleaned up several dead cockroaches. Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
10/31/19: Found the downstairs ac thermostat set to 75 & the dehumidistat set to 70%. I moved the thermostat back up to the previous setting of 76 & the dehumidistat back to the previous setting of 55%. Found the upstairs dehumidistat set to 45% & moved it back up to the previous setting of 55%.
10/31/19: Started the car it idled during the service call. Made sure air dryer was working in SUV.
10/31/19: The ac system is working correctly, I found the thermostat set at 77 and moved it back up to the previous setting of 78.
10/30/19: Ran water sinks, flushed brushed toilets, dead ants in dining area. Water middle of skimmer port, pool clean
10/30/19: Gopher still active in rear of pool slab, turned water on, flushed brushed turned off, bleach in both toilets picture below
10/30/19: Met Jason from Licensed to Chill for AC system. Found drain clogged and refrigerant low. Cleaned the drain and pan as well as put 1lb of refrigerant in system. Cooling when I departed.
10/30/19: A note from your neighbor was on the front door concerning your mail when I arrived, I brought in the 1 piece of mail from the mailbox photos below. Checked the ac system which is still running correctly. Temperature & humidity readings are 85.6 & 63.2%.
10/30/19: Brought in 2 pieces of mail photo below. Guest bathroom tub faucet leaks when turned off, it has been tagged as such and poses no threat unless the water main is not turned off.
10/30/19: Brushed flushed 3 toilets, ran water put stoppers down, put golf cart on charge, humidifier at 57
10/30/19: Took several photos sending via email. Grant pools was working on the new pool when I arrived. Both dehumidifiers are working. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
10/30/19: Flushed toilets, no brush, ran water put stoppers down, no mail
10/30/19: Poured last of vinegar down HVAC, brushed flushed put stoppers down, no mail, garage humidifier on 71
10/30/19: The white vinyl privacy fence on the right side of the house has green mildew building up it photo below. Brought in 2 pieces of mail photo below. The pool cage & screens have green mildew starting to build up on them. Fish pond looks very clean & at a good level. The guest bathroom toilet tank is loose & wobbly, I turned the valve off & tagged it as such.
10/30/19: Poured bleach down HVAC, HVAC filter was dirty changed it out (photo below got a bit mangled when pulling ut), could not get disposal to work. Humidity getting a little high, weather to change later in week, will monitor.
10/30/19: A smoke detector in the hallway is chirping.
10/30/19: The wood side gate nails are loose and the gate has come unattached from the hinges.
10/30/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
10/30/19: The pool cage has green mildew starting to build up photo below. Landscape bushes at front of house need trimmed. Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
