Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/4/19: Checked attic space upstairs. The downstairs half bathroom sink is leaking from the trap when water is running, it has been tagged & the valves shut off. Downstairs half bathroom toilet runs occasionally needs new flapper it has been tagged and valve shut off.
10/4/19: Upstairs bathroom toilet water valve has slight water drip when turned on only, toilet has note attached, reported previously.
10/4/19: The ac system is still working correctly. All living room sliding glass doors were unlocked. Emptied the ice maker.
10/4/19: Toilets in master bathroom & guest bathroom fill very slowly.
10/4/19: Watered both plants on the lanai.
10/4/19: Met with Cory from Grande Aire Services for ac system maintenance photo below.
10/3/19: Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call. Cranked down hurricane shutters on lanai.
10/3/19: Master bathroom toilet is leaking from the tank to bowl seal when flushed a few seconds after the flush. It has been tagged and the valve shut off.
10/3/19: No water pressure in MB bathtub.
10/3/19: Client requests no water to be ran.
10/3/19: Water is off at 2004.
10/3/19: Garbage disposal frozen tight cannot free it. Soaked it with WD40 to see if it will work loose.
10/3/19: Orangish colored spots on front office ceiling appear to be the same.
10/3/19: Several large dead cockroaches on floors. Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance. Recommend cleaning
10/3/19: Removed eggs from refrigerator. Replaced the HVAC filter as it was in need of replacement photo below. In the guest bathroom there was a stain on the long mat picture below.
10/3/19: Water plants on lanai. Found mildew in the car on the seats and steering wheel as it was last year’s.
10/3/19: One piece of mail. Floor just inside the dining area has lift but I can see no cracking, photo below. I’ve marked the area so as to remind us not to walk in that area.
10/3/19: Sink in both guest bathrooms are slow to drain, I have tagged both as such. Orange spots in upstairs closet appear to be the same.
10/3/19: Replaced the smoke detector in the center hall outside the upstairs Bathroom.
10/3/19: No lights were on inside. Spots on MB ceiling appear to be same as last service call. Storage room is unlocked.
10/3/19: Keys to the car are on NOT on top of the car and hood that was open is closed and no charger plugged in. Guest bathroom toilet tank is leaking where the tank meets the atoll. It is tagged with this info and the water is off at the valve.
10/3/19: Started the car it idled during the service call. Made sure air dryer was working in SUV.
10/3/19: Cleaned one dead millipede from inside front entrance floor.
10/2/19: Brought inside the garage both the garbage and recycling bins. Plugged in water heater but turned the circuit breaker off, per client.
10/2/19: Checked the ac system which is still running correctly, it cycled on & off and blowing out cool air. Humidity & temperature readings were 54.6% & 83.2.
