Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,658 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/13/19: Letter from tax office that could not be forwarded according to notice on front,
11/13/19: Brought in a small brown paper bag left at the front door by local realtors with candy & miscellaneous items inside see photos below. An animal is excessively digging in the landscape beds. Spa water level is at an optimal level but there appears to be salt or sand laying on the bottom see photos below. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged and the valve shut off. Weeds are growing in the pavers on the pool lanai.
11/13/19: Brought in 7 pieces of mail photo below.
11/8/19: Brought in 2 pieces of mail photo below. The irrigation flags have been removed from the yard. There is an excessive amount of weeds growing in the pool pavers.
11/8/19: The damaged section of siding has been repaired photo below. Water stain on ceiling has not changed will continue to monitor it.
11/8/19: Replaced all damp rid bags. The disposal is seized and will not free up anymore.
11/8/19: Brought in 3 pool service slips dated 10/25, 11/1 & 11/8 photo below. Removed a Truly Nolen pest control sign dated 11/7 from the front yard. The palm tree on the front left corner of the house has fronds growing into the roof & soffits photo below. The sections of white gutter downspouts have been installed and are no longer laying on the ground. Checked water level in the fountain by the master bathroom shower window.
11/8/19: Could not get water into the residence when I arrived, I found a broken pvc 3/4” schedule 40 irrigation line washed out in the landscape bed to the left of the front door see photos below. I made sure to turn the switches off to the water pump before I left. Brought in 7 pieces of mail which the mailbox is allowing to get wet from rain see photo below.
11/8/19: The walkway leading up to the front door needs to be pressure washed photo below. The light on the security camera is no longer blinking. Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed.
11/8/19: Found a hairline crack in the drywall on the living room ceiling & wall above the master bedroom door. The screens on the lanai have several small holes in different locations. The garage door button on the wall is no longer beeping & displaying a message that says battery bad.
11/8/19: Found no other water stains on the ceilings, a water stain from the previous roof leak is on the master bedroom ceiling. The landscaping plants & trees are starting to grow into the soffits on the left side & need to be trimmed.
11/8/19: The pool patio, cage & screens have been pressure washed removing the green mildew. Brought in 2 pool service slips dated 10/29 & 11/5. The ladder guard is still hanging from the gutters on the left side of the house & the ladder is still on the ground below it. The landscape bushes on the back of the house are growing into the soffits & need to be trimmed.
11/8/19: The exterior hose spigot on the right side of the house by the side entry door was on when I turned on the water main. The lawn is excessively long & needs to be mowed. The pool cage has green mildew starting to build up. Master bathroom right sink leaks from the trap when water is running, it has been tagged as such.
11/7/19: Yellow spots on closet ceiling have not changed in appearance.
11/7/19: Started the car, idled during service call.
11/7/19: Ran water thru fridge door. Drained water from system after water was turned off.
11/7/19: The shelves and closet doors have not been replaced yet & the unit does not appear to have been cleaned yet as well. In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc.
11/7/19: Both the living room & guest bedroom ceilings each have one hairline crack several feet long in the drywall finish.
11/6/19: Watered plant inside. The garbage disposal is seized. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged and the valve shut off.
11/6/19: The concrete portion of the driveway appears to have been pressure washed by someone to remove all the lawnmower tracks on the concrete but it appears they got to close to the concrete & damaged the finish see photos below. The front right corner of the house by the garage door has mud dauber activity starting photos below. No mailbox. The lawn has some browning from lack of rain.
11/6/19: The pool pump is still leaking slightly from a knob on the top. The backflow preventer on the water main is leaking slightly. The garage has a very strong musty smell which appears to be coming from the boat. A smoke detector over the master bedroom door is chirping.
11/6/19: The landscaping beds around the entire house have been cleaned out, plants & bushes have all been trimmed & the weeds pulled & sprayed see photos below. The guest bathroom toilet runs when water is on, the valve is shut off & it had been tagged as such.
11/6/19: The new ac thermostat is working correctly. Weeds are growing in the pavers in the back yard photo below. The landscape bushes by the front walkway need trimmed photo below.
11/6/19: Photos of work progress below, the place is starting to come along. Turned the water heater breaker off & the master bathroom light was on when I arrived. Found a window in the master bedroom unlocked.
11/6/19: The alarm was going off before I entered the residence, I found no evidence of foul play and made sure to activate it before I departed. The driveway has been pressure washed photo below. A bag & a small pile of weeds are on the back patio, it appears someone has been cleaning out the landscape beds. The trees on the front left side of the house by the walkway need trimmed photo below. Pine needles are building up on the roof & gutters.
