Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/30/19: Flushed toilets, no brush, ran water put stoppers down, no mail
10/30/19: Poured last of vinegar down HVAC, brushed flushed put stoppers down, no mail, garage humidifier on 71
10/30/19: The white vinyl privacy fence on the right side of the house has green mildew building up it photo below. Brought in 2 pieces of mail photo below. The pool cage & screens have green mildew starting to build up on them. Fish pond looks very clean & at a good level. The guest bathroom toilet tank is loose & wobbly, I turned the valve off & tagged it as such.
10/30/19: Poured bleach down HVAC, HVAC filter was dirty changed it out (photo below got a bit mangled when pulling ut), could not get disposal to work. Humidity getting a little high, weather to change later in week, will monitor.
10/30/19: A smoke detector in the hallway is chirping.
10/30/19: The wood side gate nails are loose and the gate has come unattached from the hinges.
10/30/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
10/30/19: The pool cage has green mildew starting to build up photo below. Landscape bushes at front of house need trimmed. Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
10/30/19: An animal is still digging in the landscape beds. Spa water level is at an optimal level. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged and the valve shut off. Weeds are growing in the pavers on the pool lanai.
10/29/19: Turned off the kitchen ceiling fan. Brought in 3 pieces of mail photo below. Removed an Elite pest control sign dated 10/23 from the front yard.
10/29/19: The ac system needs maintenance. The humidity level was high inside the house when I arrived, I found the ac system not working again and it will not come on. I checked all the breakers and did not find any tripped. Brought in 14 pieces of mail photos below. The pool light is out and sat on the edge of the pool as it was last service call.
10/28/19: No problems observed
10/28/19: Towels remain dry, humidifier at 45, poured vinegar down HVAC
10/28/19: Ran disposal dry 1 second, glass of water from exterior fridge door. Brought in mail, large and small ant pile on rear lawn, picture below
10/28/19: Ran car during inspection
10/28/19: Dead ants in master bath, all appear dead, 1 picture below
10/25/19: Could not find any leaks on the kitchen sink faucet however it is a little difficult to turn off all the way which may have caused it to drip slowly. The vertical blind in the living room does not rotate or flip. The refrigerator is a little loud above average & the water dispenser on the refrigerator is not working & the ice maker was turned on & makes noise when trying to get ice but it is empty. The blind in the NW bedroom will not open & close. Irrigation flags have been placed on all the sprinkler heads throughout the yard.
10/25/19: The disposal was seized again, I had to free it to run again.
10/25/19: A landscape plant on the left side of the garage appears to have died photo below.
10/25/19: Made sure the garage entry door was unlocked for the contractor. Brought in 2 pool service slips dated 10/11 & 10/18 photo below. Removed the Truly Nolen pest control sign dated 10/11 from the front yard. Checked water level in the fountain by the master bathroom shower window.
10/25/19: Found the ac thermostat settings had been changed when I arrived. The thermostat was set to 75 & the dehumidistat set to on. I moved it back up to the previous setting of 80 & moved the dehumidistat back to 55%. Found no signs of foul play & locked the garage entry door per client. Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed.
10/25/19: Found a hairline crack in the drywall on the living room ceiling & wall above the master bedroom door photos below The screens on the lanai have several small holes in different locations. The garage door button on the wall is beeping & displaying a message that says battery bad. Water main is to remain off per client.
10/25/19: Found what appears to be a roof leak on the master bedroom ceiling photos below. Re-booted the wi-fi router for ring doorbell camera. The landscaping plants & trees are starting to grow into the soffits on the left side & need to be trimmed.
10/25/19: Turned the ac system off before I left per client. The irrigation sprinklers are staining the pool cage & screen door photo below. Brought in 2 pool service slips dated 10/15 & 10/22. The bushes on the back of the house need trimmed. A ladder guard is still hanging from the gutters on the left side of the house and the ladder is still below it leaning against the house. The pool cage & screens have green mildew on them.
10/25/19: The lawn is excessively long & needs to be mowed photo below. The pool cage has green mildew starting to build up photo below. Master bathroom right sink leaks from the trap when water is running, it has been tagged.
