Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/7/19: Both the living room & guest bedroom ceilings each have one hairline crack several feet long in the drywall finish.
11/6/19: Watered plant inside. The garbage disposal is seized. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged and the valve shut off.
11/6/19: The concrete portion of the driveway appears to have been pressure washed by someone to remove all the lawnmower tracks on the concrete but it appears they got to close to the concrete & damaged the finish see photos below. The front right corner of the house by the garage door has mud dauber activity starting photos below. No mailbox. The lawn has some browning from lack of rain.
11/6/19: The pool pump is still leaking slightly from a knob on the top. The backflow preventer on the water main is leaking slightly. The garage has a very strong musty smell which appears to be coming from the boat. A smoke detector over the master bedroom door is chirping.
11/6/19: The landscaping beds around the entire house have been cleaned out, plants & bushes have all been trimmed & the weeds pulled & sprayed see photos below. The guest bathroom toilet runs when water is on, the valve is shut off & it had been tagged as such.
11/6/19: The new ac thermostat is working correctly. Weeds are growing in the pavers in the back yard photo below. The landscape bushes by the front walkway need trimmed photo below.
11/6/19: Photos of work progress below, the place is starting to come along. Turned the water heater breaker off & the master bathroom light was on when I arrived. Found a window in the master bedroom unlocked.
11/6/19: The alarm was going off before I entered the residence, I found no evidence of foul play and made sure to activate it before I departed. The driveway has been pressure washed photo below. A bag & a small pile of weeds are on the back patio, it appears someone has been cleaning out the landscape beds. The trees on the front left side of the house by the walkway need trimmed photo below. Pine needles are building up on the roof & gutters.
11/6/19: Ran disposal, brushed and flushed toilets, dead insects living, dining hall area. Vacuumed up, picture below
11/6/19: The tub faucet drips when the handle is turned off.
11/6/19: Few dead insects dining area, vacuumed up, flushed brushed, turned water off, pictures below
11/6/19: The accent wall on the front of the house has paint starting to peel photos below. The palm tree on the left front corner of the house has fronds growing into the soffits photo below.
11/6/19: Ran disposal, turned breaker off, added little bleach to each toilets
11/6/19: Flushed, brushed. Shoes off
11/6/19: Adjusted the time on both lamp timers for DST.
11/6/19: New rugs, beds stripped, work going on? Deadbolt not locked and water on, turned water off, locked deadbolt
11/5/19: Brought in 3 pieces of mail photo below.
11/5/19: Brought in 1 piece of mail photo below. The pool pump impeller housing is still leaking.
11/5/19: Brought in 1 piece of mail photo below. Brought in 1 pool service slip dated 10/31. Brought in 4 packages left at the front door photos below. The garage light was on when I arrived.
11/5/19: The alarm system keypad is displaying a message concerning the front door photo below. I tried opening & closing the front door to see if I could get the sensor to reset but it still required me to bypass the front door to activate the alarm upon my departure. The exterior of the house & pool cage needs to be pressure washed.
11/5/19: The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left. The alarm system was already deactivated upon entry to the residence, I made sure it was activated before i departed. The refrigerator & freezer door seals have mildew on them which is causing excessive condensation to build up on the doors see photos below. The guest bathroom bathtub was full of dead ants & has a very slow drain. The master bedroom bathtub was full of dead ants. Brought in 3 pieces of mail photo below.
11/4/19: The mailbox is damaged and appears to have been hit by something and is now dangling on the post see photos below. Brought in 1 piece of mail photo below. The battery charger has been disconnected from the suv. A smoke detector in the guest bedroom hallway is chirping.
11/4/19: Cleaned up gecko droppings from the dining room floor.
11/4/19: A smoke detector on the living room ceiling is chirping. The door handle is loose on the back door in the hallway.
11/4/19: Dehumidifier in the kitchen read 50.
