Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,584 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/20: Exterior weeds growing in pool pavers and driveway. Ran spa during inspection6/16/20: Inside I found a couple dead cinch worms disposed of.
6/16/20: Made sure to run the water in all sinks, showers & bathtub during the entire service call. The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it. Ran the storm shutters up & back down. Started the car & let it run during the service call. Restoration work does not appear to be complete, photos of progress below. Dehumidifier in kitchen read 41.
6/16/20: Found 1 large dead bug, disposed of, humidity good, putting humidistat to 55% as instructed, leaving temp at 77.
6/16/20: There is a stain on the ceiling in the den over the picture on the wall see photo below, will continue to monitor closely.
6/16/20: Tree losing leaves (cleaned them up), felt soil, added some water picture below. Poured vinegar down HVAC condensation evac tube. Moved thermostat to 78 to mitigate humidity.
6/16/20: The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it.
6/16/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such.
6/16/20: Garage dehumidifier running at 55
6/16/20: The ac air filter is dirty & needs to be replaced size 20x20x1.
6/16/20: The stain on the master bedroom ceiling over the right side window has not changed in appearance, will continue to monitor closely. Did not flush any toilets. Dehumidifier in kitchen read 51%. Dehumidifier in bathroom read 56%. Watered the 5 plants on the lanai.
6/16/20: Interior clean, no problems observed except humidity and am expecting HVAC people now, problem seems to have been air handler door was not secure and sucking humidity from garage, just a small crack but not tight and no screws, also filter needs replaced, picture below
6/16/20: Ran the storm shutters up & back down. Dehumidifier in kitchen read 50. Plant in kitchen did not require watering this service call.
6/15/20: Exterior good, pool area pavers with weeds , water clean and water level 1/2 skimmer port, felt soil in plants and watered all, interior clean, only problem that can wait is fridge door divider seems to come off track, pictures below
6/15/20: Exterior newly mowed, lake filling after rains, wasp nest by entry light, interior no problems observed, pictures below
6/15/20: Exterior good, interior 2 large dead bugs entry and guest bedroom, disposed of, no mail
6/15/20: Wine cooler in kitchen temp reads 60°. Wine cooler in laundry room temp reads 73°. Weeds growing in driveway pavers. Some of the string lights on the lanai are coming down. Pool pavers that ar in the corner behind the spa are still out, photo below.
6/15/20: Exterior good, no car in garage, interior removed batteries from remotes 2 rooms, no problems observed, raised temperature to 77 , humidity good

6/15/20: Pool pavers have weeds growing in them. Ran shutters up and down.

6/15/20: Exterior good, weeds growing on Lanai, interior, 2 dead spiders in living area, added vinegar down HVAC tube, pictures below
6/15/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water. Both of my hygrometers were reading better than 80° inside your home yet your thermostat reads 75°. Humidity is mid 50s so that’s good will just keep an eye on it. Couple of dry spots in the front lawn are better sinc last service call. One dry/dying plant near door, photo below. Shower curtain fell in front guest bedroom, photo below. I layer on the sofa in the TV room.
6/15/20: All good exterior, interior clean, no problems observed, pictures below
