Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,660 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/23/19: Pool at 3/4 skimmer port, sediment in spa, pool clean, no insects observed, picture below. Humidity high but always will be this time of year in the morning.12/23/19: Brought in 8 pieces of mail see photo below.
12/23/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
12/23/19: The garbage cans were pulled out & the car back in the garage when I arrived. A possum has been caught by a trapper on the left side of the house see photos below. The garage entry door was unlocked. The guest bathroom shower has grout falling out in the corners see photo below. A new kitchen sink faucet has been installed photo below. The spa has been cleaned & the water level is all the way at the top. Weeds are growing in the pavers on the pool lanai.
12/23/19: The pool cage has green mildew starting to build up on it see photos below. Watered the plant in the kitchen sink, the exterior plants were wet from rain. The desert rose flower in the southeast corner of the lanai has black soot & bugs all over it. The mini fridge on the lanai was on & reading 36.
12/20/19: Removed the key from the lockbox, turned on the water heater, checked the to system, turned the ice maker on & left the water main on. A smoke detector in the guest bedroom & bathroom hallway is chirping. Brought in 1 piece of mail & a card left on the pool patio table photos below. It appears that a new central ac system has been installed photos below.
12/20/19: Blue painters tape is placed on the floors along baseboards in numerous locations throughout the house see photos below. The guest bedroom hallway light was on when I arrived. Brought in 1 pool service slip dated 12/13 photo below. Checked water level in the fountain by the master bathroom shower window.
12/20/19: Brought in 4 pieces of mail see photo below. The garage has a strong odor of gasoline from the boat. The guest bathroom tub spout is loose, it has been tagged as such. Left the water main on & turned the pump switches off when I left.
12/20/19: Poured capful of bleach into each toilet. The lanai is wet & dirty from rain.
12/20/19: The guest bedroom hallway light was on when I arrived.
12/20/19: Set the dehumidifier back up on the kitchen counter & turned it back on, it was reading 55 when I left. A table lamp in the living room is on.
12/20/19: Wiped the top of the freezer door seal. Brought in 2 pool service slips dated 12/10 & 12/17. The ladder & ladder guard are still on the left side of the house.
12/19/19: Yellow spots on closet ceiling have not changed in appearance.
12/19/19: Started the car, idled during service call.
12/19/19: Did not run water down the disposal drain as requested.
12/19/19: A Grand Aire Services HVAC maintenance report dated 12/9 was on the counter when I arrived see photo below. Ran water thru fridge door. Drained water from system after water was turned off.
12/19/19: The shelves and closet doors have not been replaced yet & the unit does not appear to have been cleaned yet as well. In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc.
12/19/19: Brought in 7 pieces of mail see photo below. Emptied & turned off the ice maker. The ceiling fans in the breakfast nook, living room & master bedroom are on.
12/19/19: Both the living room & guest bedroom ceilings each have one hairline crack several feet long in the drywall finish.
12/18/19: Brought in 4 pieces of mail photo below. Found some ghost ant activity in the master bedroom coming out of a space in the wood flooring along the baseboard on the right side of the sliding glass doors, I was able to spray them with some bug spray from the garage see photo below.Watered plant inside. The garbage disposal is seized and has been tagged as such. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged as such and the valve shut off.
12/18/19: A smoke detector above the master bedroom doorway is chirping.
12/18/19: The pool pump is leaking heavily from the impeller housing see photo below. The plastic mailbox lid is broken. The backflow preventer on the water main is leaking slightly. The garage has a very strong musty smell which appears to be coming from the boat. A smoke detector over the master bedroom door is chirping.
12/18/19: The living room tv was on & displaying a message concerning an update when I arrived, I made sure to turn it off before I left see photo below. The tub faucet drips when the handle is turned off & it has been tagged as such.
12/17/19: Cleaned up gecko droppings from the dining room floor.
12/17/19: Emptied & turned off the ice maker. The exterior of the house appears to have been pressure washed.
