Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,861 service calls we have performed 30,476 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/20: Exterior good, pool pavers with many weeds, water level 1/3 skimmer port, ran water during inspection as no rain in forecast and it is very hot and humid, interior, no problems observed7/13/20: Exterior good, interior clean, humidity good, no problems observed
7/13/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water.
7/13/20: Exterior good, weeds in Lanai pavers. interior clean, ran shutters up and down, watered front potted plants
7/13/20: Water to remain on per client, water heater to remain on as well. Some weeds growing on the lanai, as photo below.
7/13/20: Exterior good, pool water level 1/2 skimmer port, picture below, interior clean, poured vinegar down HVAC condensation evac tube, no problems observed
7/13/20: Found the water main on when I arrived, decided to leave it on as there’s a lot of work being done yet on the home. Your neighbors that were taking the photos of the plants outside stopped to talk for a minute they said hello and that they would be sending the photos later today. I found no pool kit of any kind at the front nor rear of home. Package at front door brought inside label says appliance repair. Fridge in garage on and cold, fridge in kitchen off and doors closed. Several areas of pool lanai still sandy.
7/13/20: Exterior, pool water level about 1/3 skimmer port, left water running during inspection. I left on until I done with one more inspection close by, some spiders and nests observed,also weeds in pool pavers pictures below, interior clean, no problems observed
7/13/20: Exterior, most spiders gone, couple places remain, interior clean, added vinegar down HVAC condensation evac tube, no problems observed
7/13/20: Exterior good, weeds on Lanai, pictures below, interior clean, humidity good, no problems observed
7/13/20: Bushes around the house are beginning to appear as if they need to be trimmed, photo below. I turned the mast bath toilet off at tank valve as it continues to run. I reset the keybox code to 941. Debris around tree out back from all 3 homes, photI below. One piece of mail photo below.
7/13/20: Exterior good, interior clean but dehumidifier showing bucket needs emptying so I emptied, realigned hose and dehumidifier running, humidity little high, lowered humidistat to 50, waited until A/C came on, removed 5 damp rid full bags
7/13/20: Exterior bushes in need of trim, pool with some debris on bottom water level good, picture below pest control sign removed, interior clean, no problems observed
7/10/20: Brought in only 3 pieces of mail photo below. Ran mesh shutters up & down. Weeds are growing in the pool tiles.
7/10/20: Found the ac thermostat off & reading 83 when I arrived, humidity level was high at 64%. I turned the dehumidistat to the on position & the thermostat to 78 per client. Will continue to monitor closely & adjust accordingly. Will come back to check on the ac in one week from now per client. Turned off the breakers to the range & water heater. Photo of kitchen remodel progress below. Pulled both vehicles out of the garage & let them idle during the service call. Ceiling fans are on in master bedroom, office, living room & front guest bedroom. Ran the mesh shutters up & down.
7/10/20: Brought in 3 pieces of mail see photo below. Drove the suv & golf cart within the community. The smoke detector in the master bedroom was chirping, I replaced the battery with a new 9v battery & made sure to test it. Damp rid buckets in the suv are full.
7/10/20: No signs of any water damage from recent fire sprinkler leaks in adjacent units. The ac air filter was dirty, I replaced it with a new one from the under stair storage size 18x18x1. Replaced a full damp rid bag in the attic.
7/10/20: Neighbor Ella was in the unit when I arrived.
7/10/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
7/10/20: The humidity level was on the cusp of being over an acceptable level, I lowered the dehumidistat to 50% to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly.
7/10/20: Watered the plant on the kitchen counter.
7/10/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
7/10/20: Turned off breakers to the water heater & range. There is a section of the living room ceiling under repair from possible water leak above see photo below. One of the living room ceiling fans are on. Watered the sago palm on the lanai.
7/10/20: Met paver employee to open garage so they could put items back on lanai
7/10/20: Poured vinegar down the HVAC condensate drain line.
