Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/27/19: Pool cage still off, minimal leaves in pool, water at one third skimmer port, tree trimmers on site, pictures below
11/27/19: New ornament in front, pool water level one half of skimmer port, humidity still little high, picture below
11/26/19: Brought the recycling can out for pickup. Photos of the pool cage screens below, I could not visually see any damage inside the pool around the steps photo below.
11/26/19: Brought in 2 pieces of mail photo below. The pool filter housing is leaking heavily from a pipe at the bottom see photo below. Painting Unlimited was working inside the house when I arrived. Water valves to the kitchen sink are shut off. Painting unlimited were working in the half bathroom & guest bedrooms when I arrived and I could not access those areas.
11/26/19: The master bathroom toilet runs, it has been tagged as such & the valve shut off. Guest bathroom tub faucet leaks when turned off, it has been tagged as such and poses no threat unless the water main is not turned off.
11/26/19: Found 2 of the dining room sliding glass doors unlocked. Found the ac thermostat set to 76 & moved it back up to the previous setting of 78. Turned off the water heater breaker. Emptied the ice maker. Removed an undated Lawn Care Extraordinaire sign from the front yard. Brought in 1 piece of mail see photo below.
11/26/19: Removed a truly nolen sign dated 11/20 from the front yard. The white vinyl privacy fence on the right side of the house has green mildew building up on the surface. The pool cage & screens have green mildew starting to build up on them. Fish pond looks very clean & at a good level. The guest bathroom toilet tank is loose & wobbly, I turned the valve off & tagged it as such.
11/26/19: Brought in 4 pieces of mail photo below.
11/26/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
11/26/19: Made sure to turn off the laundry room light before I left. Found a Tropic Pest Control service slip dated 11/14 on the kitchen counter photo below. The pool cage has green mildew starting to build up. Landscape bushes at front of house need trimmed. Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
11/26/19: Brought the garbage can in the driveway back into the garage. The deadbolt was unlocked on the garage entry door. Found the ac thermostat fan set to on & moved it back to the the auto setting. The kitchen sink faucet is really hard to turn, it has been tagged as such. An animal is excessively digging in the landscape beds. Spa water level is at an optimal level but there appears to still be some salt or sand laying on the bottom. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged as such and the valve shut off. Weeds are growing in the pavers on the pool lanai.
11/25/19: All appears well, grass recently cut, bushes ok, pictures below
11/25/19: Ran disposal dry one second, glass from fridge door filled, mail on kitchen counter
11/25/19: Water on upon arrival, off upon departure,flushed and brushed all toilets
11/25/19: Ran car during inspection, no vinegar on site, smoke alarm chirping in guest bedroom. Looked inside Cabinet beside washer dryer and vinigar inside , poured vinegar down HVAC.
11/25/19: Everything clean, no ants, bushes trimmed, pool good
11/22/19: There is an excessive amount of weeds growing in the pool pavers.
11/22/19: Met with Carl from truly nolen and let him into the residence for attic inspection. Brought in 1 pool service slip dated 11/15 photo below. The palm tree on the front left corner of the house has been trimmed. Checked water level in the fountain by the master bathroom shower window.
11/22/19: Brought in 2 pieces of mail photo below. The disposal is seized and will not free up anymore.
11/22/19: Was able to get water into the house, I left the water main on & turned the pump switch’s off when I left. Brought in 10 pieces of mail photo below. The guest bathroom tub spout is loose, it has been tagged as such.
11/22/19: Poured capful of bleach into each toilet.
11/22/19: Moved the ac thermostat up to 78. Photos requested of the inside are below. Brought in 1 pool service slips dated 11/19. The ladder guard is still hanging from the gutters on the left side of the house. The landscape bushes on the back of the house have been trimmed photo below.
11/21/19: The driveway was being pressure washed when I arrived so I was unable to move the car out of the garage photo below. Moved the thermostat down to 72, turned the ice maker on, turned on the water heater breaker & opened the electric mesh shutters. A Hometeam pest defense invoice was in the mailbox photo below.
11/21/19: Started the car, idled during service call.
11/21/19: Left the water main on, turned on the water heater breaker, turned the thermostat down to 74, dehumidistat to on, ice maker on, opened all hurricane shutters, put cushions on the lanai furniture & left the front porch light on.
