Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,660 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/17/20: Some debris in pool, water lev 2/3, pool door on right side unlocked (was not open just unlocked, shown in photo below), dining room slider unlocked (was not open just unlocked, shown in photo below), added vinegar HVAC tube, placed mail on counter, water was on upon arrival
2/17/20: Pool clean and running, no one on site, garage dehumidifier at 58, put new phone book on counter , no mail
2/13/20: Stop by to take the garbage bins inside the garage. Found the garage door light on I turned it off. Checked all doors and windows to ensure they were closed and locked.
2/13/20: I moved the thermostat back down to 76 to mitigate the humidity. The refrigerator door had pooled water sitting in the tray I dried it up and put dry paper towel in tray. water in it.
2/13/20: Part of the facia in front has fallen off, I put the piece inside the garage so it couldn’t blow away, previously reported. The thermostat was indicating the batteries needed replacing so I found batteries in the kitchen drawer and replaced them. Water main is on per client. Turned the breaker on for the water heater and set the thermostat to 75.
2/13/20: Cleaned up a large pile of palm branches from the front yard see photos below. Rebooted the security system several times. The pressure relief valve on the water main has not been replaced yet. The kitchen sink faucet leaks from the handle when water is running only & has been tagged as such.
2/13/20: The microwave range light is on. The living room tv was on again when I arrived, I made sure to turn it off before leaving.
2/13/20: Tightened both refrigerator door handles which had became loose from opening & closing.
2/13/20: A new mailbox has been installed photo below. Removed an undated truly nolen sign from the front yard. The pool water level was extremely low when I arrived about 1” from the bottom of the skimmer port, I turned the hose on & let it run in the pool during the entire service call which only brought the level up by about 1/4”, I put the timer on 2hrs & left the water on upon leaving. Brought in 1 piece of mail photo below. Brought in 2 pool service slips dated 2/6 & 2/13 & a small packet with parts in it photo below. The humidity level was high inside when I arrived, I lowered both thermostats down to 76 to help mitigate the humidity level. Checked the water level in all golf cart batteries which none needed any filling at this time.
2/13/20: Left the alarm deactivated and a lockbox on the front door for Truly Nolen next Thursday.
2/13/20: Poured capful of bleach into each toilet.
2/13/20: Brought in 6 pieces of mail photo below. Could not get water into the house, could hear the pump motor running but will not build up any water pressure. The pressure gauges are reading 0 pressure. I made sure all the pump switches were turned off before leaving. The garage has a slight gasoline smell from the boat. The guest bathroom tub spout is loose, it has been tagged as such.
2/13/20: Removed a Truly Nolen sign dated 2/5 from the front yard. A timer & water hose have been attached to the water spigot underneath the outdoor shower on the pool lanai & the hose is placed in the pool see photos below. The pool water level is at the optimal level of half the skimmer port. There is a hole in the soffits that should be sealed around an electrical conduit pipe leading into the attic above the pool heater equipment on the right side of the house see photos below.
2/10/20: Humidity little high, lower dehumidistat to to 55. Poured bleach in toilets.
2/10/20: Watered plants pool area, pool water level less than 1/2 ran water during inspection. Ran water interior, flushed and brushed,,ran disposal, door to garage unlocked upon arrival, locked upon departure, ran shutter up and down
2/10/20: Lanai clean, no weeds. Car parked in drive, picture below, ran water disposal flushed brushed toilets, both shut off well,
2/10/20: Pool clean, water level good, master bedroom door to pool unlocked, picture below. Ran water disposal and flushed brushed toilets, car started and ran.
2/10/20: Walked exterior, pool cage door open . Hose in pool skimmer, workers on site most doors open including garage, hand held hygrometer readings may not be accurate.
2/6/20: The white vinyl privacy fence on the right side of the house has green mildew building up on it & needs pressure washed see photo below. An animal is digging a hole underneath the pool pump concrete slab see photos below. Checked the pool bathroom which caused the alarm to go off. Emptied the ice maker. Found the dining room pool lanai door handle unlocked, the deadbolt was locked. The weather stripping between the two front doors in the middle is dry rotted & starting to fall apart.
2/6/20: There is a small pile of debris underneath the dining room windows coming from a crack underneath the window sill. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call.
2/6/20: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
2/6/20: Could not drive the suv today, the renters vehicle was parked behind it when I arrived.
2/6/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
2/6/20: The top of the freezer door had some slight condensation on it again which I wiped off see photo below. Poured vinegar down the HVAC condensate drain line.
2/6/20: The pool has a missing piece of surface a few inches in diameter on the bottom by the dolphin tiles. There is a hairline crack in the ceiling above the kitchen sink about 6’-8’ long. No tub or sink in MBathroom. Checked the pipe screwed into the top of the irrigation pump.
