Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/6/20: There is a small pile of debris underneath the dining room windows coming from a crack underneath the window sill. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call.
2/6/20: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
2/6/20: Could not drive the suv today, the renters vehicle was parked behind it when I arrived.
2/6/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
2/6/20: The top of the freezer door had some slight condensation on it again which I wiped off see photo below. Poured vinegar down the HVAC condensate drain line.
2/6/20: The pool has a missing piece of surface a few inches in diameter on the bottom by the dolphin tiles. There is a hairline crack in the ceiling above the kitchen sink about 6’-8’ long. No tub or sink in MBathroom. Checked the pipe screwed into the top of the irrigation pump.
2/6/20: Holes in the soffits on the left side of the house above the breaker panel have been filled with foam sealant see photo below. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. The guest bathroom sink has a slow drain, it has been tagged as such.
2/6/20: Checked timer on the living room lamp.
2/3/20: Pool clean 1/2 skimmer port, ran water, turned water on guest bath, turned off again, flushed toilets added bleach, ran water in sinks and tub plus shower
2/3/20: Locked both doors to garage, added vinegar down HVAC, dehumidifier running at 45, sills dry
2/3/20: Pool area back side weeds starting to grow, pool clean water level good, gfi good, attic clean
2/3/20: Pool clean, water 2/3 skimmer port, water still in HVAC drain pan, still about 1 inch, ran water sinks, brushed flushed toilets and ran disposal, closed cabinet doors, closed closet doors, vacuumed To clean up insects, soiled spots on carpet in living room would not vacuum up.
2/3/20: Ran water, flushed toilets, ran disposal, all clean
2/3/20: Pool still low but clean, Contractors on site working kitchen area, garage door truck in drive . Dehumidifier running at 54, pictures below
1/30/20: The backflow preventer on top of the water main outside is rusted & starting to fall apart see photo below. The kitchen sink faucet leaks from the handle when water is running only & has been tagged as such.
1/30/20: The kitchen sink has been repaired.
1/30/20: Found an aerosol can under the kitchen sink that has started to leak causing other cans to rust on the bottom which left rust marks on the cabinet, I removed all the aerosol cans & put them in the garbage can next to them under the sink see photos below.
1/30/20: Replaced battery in the smoke detector in the kitchen with one 9 volt battery from the kitchen drawer. Heard something running around in the attic during the service call, found two possible entry points on the outside of the house. Found a hole in the facia behind the gutters above the courtyard entrance door & a small hole under the metal drip edge above the north side pool cage door see photos below. The gutters appear to be leaking from seams in several locations around the house seen by the black marks on the gutters see photos below. Removed a truly nolen sign dated 1/23 from the front yard. The pool pump is still leaking.
1/30/20: Brought in 5 pieces of mail photo below. Brought in 2 pool service slips dated 1/23 & 1/30. Found mineral deposits developing on the outside of the tile on the east side of the spa & small puddles of water leading away from the spa. Found a large crack in the deco tile along the water line on the inside of the spa that is allowing water to seep through the concrete see photos below. The black golf cart was unplugged & the water main was on when I arrived. Emptied the ice maker.
1/30/20: Both cars have their keys inside on the console. Could not I could not get the convertible to start. I believe that battery is probably in need of replacement, I disconnected the battery maintainer. The Toyota sedan started in the battery maintainer is still connected. At your request I left the water on however I walk to the unit to make sure that there was no dripping water or running toilets.
1/30/20: I moved the thermostat back up to 78 because humidity is good. The refrigerator door did not have water in it. I’m beginning to see discoloration in some of the corners. It does not to be humidity related it is more likely paint yellowing, photos below.
1/30/20: Found a large animal dropping several inches long on the living room carpet floor which was dried out already see photos below. Found no other droppings or animal activity. A floor tile in front of the garage entry door has a large crack in it see photo below. Brought in 3 pieces of mail photo below. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left. The guest bathroom bathtub had a slow drain & both tubs had dead ants laying in them again.
1/30/20: Water stain on ceiling has not changed will continue to monitor it.
1/30/20: The pool skimmer port flapper has been replaced & the water level is low about one inch from the bottom of the skimmer port.
1/30/20: Left the pump switches on & turned off the water main to the house when I left. Emptied & turned off the ice maker. The black trailer in the backyard is missing. The garage has a slight gasoline smell from the boat. The guest bathroom tub spout is loose, it has been tagged as such.
