Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/30/20: Humidity is a bit high however consistent with where the thermostat is set and the temperature outside. Will set 2 degrees lower next service call if humidity is still high.
3/30/20: Water off upon departure, pool clean 1/2 skimmer port, interior ran water flushed one toilet , brushed, all clean
3/30/20: Alarm off upon arrival, watered plants pool area, pool clean, water 1/2 skimmer port, interior clean, ran water flushed toilets, ran disposal and shutter up and down , alarm off upon departure
3/30/20: Some debris on bottom of pool, picture below, exterior good, interior master bedroom slider not locked, ran water disposal flushed and brushed toilets, no insects observed
3/30/20: Pool clean, water 1/3 skimmer port, exterior good, interior ran water, flushed toilets, brushed toilets, poured vinegar down HVAC, ran disposal, a few pieces mail put on counter
3/30/20: Exterior weeds in drive pavers and yard, pictures below, poured bleach in HVAC tube, ran water, flushed toilets no brushes, ran disposal
3/30/20: Pool clean water 1/3 skimmer port, need handle replaced to turn water off exterior, picture below, interior all is well ran water, flushed toilets, no brushes, ran disposal
3/29/20: Took garbage can to road for pick up tomorrow
3/27/20: Adjusted all light timers for D.S.T. Removed a truly nolen sign dated 3/9 from the front yard. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits.
3/27/20: Turned off all breakers with a green sticker, unplugged all tv’s & removed the milk from the fridge.
3/27/20: Brought in 2 pool service slips dated 3/17 & 3/24. The pool water level was very low below the skimmer port & pump was running dry when I arrived. I immediately shut the pump off & ran the hose in it during the entire service call which only brought the water level up to the bottom of the skimmer port. The pump appears to be leaking from a cracked & dry rotted rubber chorine feeder line see photos below. I shut both switches to the pump off. Contacted pool boy inc which will be out by Monday or Tuesday to fix the pump. The water main handle is corroded and is slightly leaking when turned on. Wine cooler in kitchen was on & cold.
3/27/20: Started the suv & let it idle during the service call. Had to shut the vehicle off before completing the service call due to smoke coming from the engine bay under the hood & the check engine light is on. The landscape bushes on the back of the house are starting to touch the soffits & need to be trimmed. Brought in 2 pool service slips dated 3/17 & 3/24. A piece of screen spline is coming loose on the back window on the left side of the house. A hole in the soffits where the pool pump electrical conduit goes into the attic on the back of the house needs to be sealed. The ladder & ladder guard are still on the left side of the house.
3/27/20: Water stain on ceiling has not changed will continue to monitor it.
3/27/20: Shut off range, water heater & refrigerator breakers. Opened the refrigerator doors, & unplugged the microwave. Ice maker off. Opened all closet doors, unplugged dryer & made sure screen doors were unlocked. Beds in the master & guest bedroom are unmade photos below. Spider webs & hornet nest are starting to build up on the garage door & soffits see photos below. The hose spigot above the exterior water main has a slight leak coming from the handle when the water main is on see photo below. The residence appears to just need a general cleaning inside with some minor paint touch ups.
3/27/20: Live ghost ants on the kitchen counter by the kitchen sink found. Table lamps in the living room & front bedroom are on. Dehumidifier in kitchen read 57.
3/26/20: Started the car, idled during service call. Drivers side back window on car was down, up now. Door handle to condo not locked. Plugged golf cart in to charge. Turned the thermostat down to 78 to mitigate the mildly high humidity.
3/26/20: Ran water thru fridge door. Drained water from system after water was turned off.
3/26/20: The refrigerator door had water in it so I stopped up and placed more paper towel in opening.
3/25/20: Picked up the envelope from the dining room table.
3/25/20: Brought in 5 pieces of mail photo below. The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
3/25/20: Put the dehumidifier back on the kitchen counter, ran drain hose on non-disposal side.
3/25/20: The pool pump is still leaking.
3/25/20: A truly nolen bug monitor has been placed in the front yard photo below. Brought in 3 pieces of mail photo below. Brought in 1 pool service slip dated 3/19. I made sure to shut off the water main to the house only before leaving.
3/25/20: The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants. Ceiling fan and light was on in front bedroom, turned off.
3/25/20: Moved the AC thermostat up to 78 & the dehumidistat up to 55%. Found the kitchen & exterior garage door handles unlocked. Battery maintainer was not on suv. The guest bathroom hot water shower handle drips when water is running, it has been tagged as such.
