Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/21/20: Fans running living area and guest bedroom, Removed batteries from remotes in living room and guest bedroom. Food left in fridge may need removed or put in freezer. Shut water heater off at breaker
4/21/20: Fan running in living room only
4/21/20: Ant colony starting by garage door front, photo below
4/21/20: Fixed lock on patio door.
4/21/20: Locked door between garage and home. Poured vinegar down HVAC condensation tube. Dehumidifier running guest bath @40. Window sills dry.
4/21/20: Garage clean no problems, humidity still little high, leaving temp on 78, watered tree in corner, added bleach to toilets, poured vinegar down HVAC tube
4/21/20: Workers present doing cabinets and tops, all covered well, could not do a standard comprehensive inspection with doors being open and workers in out and cutting outside others bringing some materials in, pictures below
4/21/20: Went back to ensure the dehumidifier is not leaking.
4/21/20: Exterior clean, flowers blooming, gate locked
4/21/20: Removed a truly nolen sign dated 4/13 from the front yard. The pool pump is still leaking.
4/21/20: Adjusted the rollers on the living room sliding glass doors & they now close properly see photos below. A smoke detector in the master bedroom is chirping.
4/21/20: Started the car & let it idle during the service call. Checked the damp rid bucket in the car. Could not find the remote for the storm shutters. Connected new drain hose to the dehumidifier & turned it back on. I made sure to run the hose on the non disposal side & check the hose for any leaks before leaving. Repairs have not been completed in the kitchen photos below.
4/21/20: Found a trail of ghost ants in the kitchen going up the wall by the coffee maker. Picked up the check from the kitchen counter.
4/20/20: AC cycled on, water was on upon arrival, off upon departure, ran water, ran disposal one second, flushed and brushed toilets, added bleach to toilets, ran shower and tub. Turned water heater breaker off.
4/20/20: Watered plants, pool clean water 1/2 skimmer port. Some weeds growing in pool area photo below. Ran shutter up and down. Ran disposal 1 second. Flushed toilets, ran water in sinks, tubs and showers,
4/20/20: Exterior good, pool clean water level 1/2 skimmer port. Ran water in sinks, tubs, and showers. Flushed brushed toilets. Ran disposal for 1 second. Looked inside attic it was clean. Humidity little high lowered temp to 78, unit ran and cooled.
4/20/20: Pool water clean and level at 1/3 skimmer port, interior clean except 1 large bug in kitchen disposed of, ran water in sinks, tubs and showers, flushed and brushed toilets, ran disposal for 1 second, turned water heater breaker off
4/20/20: Pool clean, water 1/2 skimmer port, exterior good, had to manually flush 1/2 bath toilet the outside handle doesn't work, ran hurricane screens up an down, also poured vinegar down HVAC tube. Humidity is a bit high but not uncommon this time of year when the outside temp is at or close to the interior temp the HVAC system does not run frequently enough during the morning hours.
4/20/20: Pool clean but water 1” above bottom of skimmer port , turned water on left hose in pool while providing service to other homes in community, came back to shut off. Lowered thermostat to 77 from 79 as humidity was high.
4/20/20: All clean interior and exterior, ran water flushed brushed toilets, ran disposal
4/20/20: Pool clean water 1/2 skimmer port, interior all good except dead insects in master tub picture below, started and ran car
4/20/20: Met with the insurance agent & let into the residence. Replaced one 9 volt battery in a smoke detector that was chirping in the living room by the ac thermostat. Ac air filter is dirty & needs replaced, will bring a new pleated filter size 20x20x1 & replace on next service call. Found 3 small holes in the exterior siding from previous repairs on the front of the house & covered them with water proof gorilla tape see photos below.
4/20/20: Pool water level around 1/2 skimmer port, bushes needing trimmed, interior clean no insects sighted
4/20/20: Pool clean, water 1” up from bottom of skimmer port, tree debris in front yard, picture below, ran water sinks, ran disposal, flushed toilets and turned off water to master toilet, put mail on counter. Turned water heater off at the circuit breaker as per client's request.
4/17/20: The weather stripping around the front door is dry rotted & starting to deteriorate. There is a large crack in the stucco just above your unit.
