Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,498 service calls we have performed 30,090 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/20: Removed all the full damp rid bags, found four new bags in the cabinet above the washer & dryer & distributed them throughout the residence. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
7/31/20: The lanai had a puddle of water again from recent rain photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.

7/31/20: Brought in 12 pieces of mail using the key from the laundry room & set junk mail off to the side see photos below. Turned water on & off using the breakers in the garage. Checked to make sure the breakers to the water heater & range were off. Visual check of the truck in the driveway. Visual check of the trailer on vacant lot photo below.

7/31/20: Poured vinegar down the HVAC condensate drain line. Replaced all damp rid bags & buckets. The painting appears to be completed & all storm shutters are closed up.

7/31/20: The humidity level was over the acceptable level of 60% inside the residence, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Replaced all damp rid bags. The landscape bushes have all been trimmed see photos below.
7/31/20: A section of pool cage screen is torn & was laying on the lanai when I arrived see photos below. Removed a Massey pest sign from the front yard. Brought in 1 piece of mail photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
7/31/20: The bird of paradise palm tree that was hanging over the neighbors property line on the left side of the pool cage has been trimmed see photo below. Brought in 1 pool service slip dated 7/21. The damp rid bucket in the suv is 25% full photo below.
7/31/20: There was still weeds & grass growing in the landscape beds & pavers when I arrived see photos below. I contacted mark ransom who apologized as he just had a heart attack recently & needed an employee, said they will be out here no later then Sunday to spray all the weeds. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
7/30/20: Brought in all furniture & items on the lanai. Closed the accordion shutter over the sliding glass door & put the shutters up on the front & back windows see photos below.
7/30/20: Found the shutter keys. Closed all open accordion shutters & put all of the light items on the side of the garage into the garage see photos below. Was unable to close & latch the lanai shutter completely due to the garden hose supplying the pool water auto leveler.
7/30/20: Checked water level in golf cart batteries. Checked all damp rids, replaced full bag in guest bedroom closet.
7/30/20: Tried to lower the storm shutter over the front door but could not get any power to it.
7/30/20: The foyer light was on when I arrived. Watered the plants on the lanai again which were very dry. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
7/30/20: Checked water level in the golf cart batteries. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 86.3 & 42.8%.
7/30/20: Plugged in the camera in the living room. The laundry room hallway lights were on when I arrived. The ac thermostat fan is in the on position, spoke with client over the phone & will be returning tomorrow afternoon to change the settings. Dehumidifier in shower read 55.
7/30/20: Mini fridge in the dining room was on & cold.
7/30/20: Started the car & let it idle during the service call.
7/30/20: Ran storm shutters up & down. Remodel progress has not changed in appearance since the last service call. Left the storage room unlocked for now. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/30/20: Was able to gain access to the unit after management fixed the door handle. Tried to close the storm shutter over the front door when leaving but could not get it to work. Client requests no water to be ran.
7/30/20: Moved all items on the front lanai inside the foyer & closed the accordion shutter over the front door when leaving before & after photos below.
7/30/20: The garbage disposal was seized again when i arrived, I was able to free it using the Allen wrench.
7/30/20: The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
