Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,501 service calls we have performed 30,090 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/20: Exterior good, pool debris on bottom, water level 1/2 skimmer port, picture below, interior clean, humidity good, no problems observed8/4/20: Bobs truck was in the garage. Tested the irrigation system, ran 2 zones.
8/4/20: Exterior good, pool clean water 1/2 skimmer port, interior clean, no problems observed
8/4/20: The weeds appear to have all been sprayed. Checked all damp rid bags & buckets. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
8/4/20: The humidity level was slightly high inside the residence, I lowered the ac thermostat to 81 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both pool cage doors are locked.
8/4/20: Exterior good, interior clean, watered plant in sink, poured vinegar down HVAC tube, poured a few ounces of bleach in toilets, humidity good. No problems observed
8/4/20: A Florida department of health septic certificate was on the front door when I arrived see photo below. Found loose spline to be the cause of the pool cage screen, it appears that the wrong size spline was used in several areas see photos below. I was able to put the screen temporarily back into position by pressing in some of the fallen spline. Brought in 4 pool slips from the lanai dated 7/8-7/29. Weeds & grass are growing in the landscape beds.

8/4/20: Exterior good, pool area weeds growing, pool water clean water level good, picture below, interior clean, no problems observed
8/4/20: The security system updated firmware before I could leave the residence see photos below. Ran water slowly in the master bathroom sink with leaking trap. Watered the two plants on the lanai.
8/4/20: Yes Exterior good, pool clean water 1/2 skimmer port, watered 2 plants, interior clean no problems observed, pictures below
8/4/20: The ac thermostat was reading 84 when I arrived, the air conditioner was not running & would not come on, could not find any tripped breakers. The humidity level inside is slightly high & may continue to rise.

8/4/20: Exterior weeds on Lanai, front bedroom not damp at all, humidity good, possibly time to change water filter on fridge, picture below
8/4/20: The vacant lot is excessively long & needs to be mowed see photo below. The podocarpus bushes on the front & right side need to be trimmed. Brought in 2 pieces of mail & some junk mail, put them in the box by the front door see photo below. Weeds are growing on the lanai by the pool & the landscape beds photo below. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.

8/4/20: The kitchen faucet leaks from two areas from underneath when water is running, the valves are off & it has been tagged as such. The hot water faucet handle in the utility room leaks when water is running, the valve is off & it has been tagged as such. There are small piles of debris in several locations along baseboards & under window sills. Spiders & cobwebs along baseboards. Small puddle of brown liquid underneath the front of the vehicle in the garage. Can not access the mailbox with key provided. Turned the water main off to the house only when leaving.
8/4/20: Exterior, pool under construction,picture below, interior clean, moved car, ran during inspection, fridge filter light on, no other problems observed, poured vinegar down HVAC evac tube, water was on , turned off upon departure
8/4/20: Photo of the dock & boat ramp below. Weeds are growing in the driveway pavers photo below. Lawn needs to be mowed again. Poured vinegar down the HVAC condensate drain line.
8/4/20: Both rear tires on the car were very low when I arrived, I filled them with air using the air compressor from the storage shed. Will continue to monitor closely.
8/4/20: The security system updated its software while I was in the residence. Cleaned up gecko droppings from the dining room floor. Weeds are growing in the landscape beds.
8/3/20: Exterior good, pool clean and water level good about 1/2 skimmer port, interior clean, ran shutter up and down also watered exterior plants, no problems observed
8/3/20: The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the landscape beds. Turned water main off to the house only.
