Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/20: Pool water level 1/3 skimmer port
6/22/20: Bushes possibly need trimmed before summer rains, photos below.
6/22/20: Pool has debris on bottom, picture below.
6/22/20: Poured vinegar down HVAC condensation evac tube.
6/22/20: Poured vinegar down HVAC condensation evac tube. Dispose of several junk mail pamphlets
6/22/20: Alarm was off , left off upon departure
6/22/20: Water was on upon arrival, on upon departure, painters working, interior good, all covered and taped picture below
6/22/20: Water main was on upon arrival, off upon departure. Breaker to hot water off. Base trim at sliders not done, sent picture last inspection. Door between garage and home unlocked upon arrival, locked upon departure. Garage dehumidifier running and reading 50
6/19/20: The washable ac air filter is dirty & needs to be replaced. Removed a truly nolen sign dated 6/2 from the front yard. Weeds are growing in the landscape beds. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits.
6/19/20: Client called saying water dept called saying they were using 100-200 gallons per hour. Asked to have us check it out. Found the master bath toilet was running continuously. Turned both toilet tank valves off for time being. Start time 12:50pm-2:05pm (1.25/hrs)
6/19/20: Removed a massey pest control sign from the front yard. Brought in 1 piece of mail photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
6/19/20: The water stain on the master bedroom ceiling has not changed in appearance, will continue to monitor closely.
6/19/20: Poured vinegar down the HVAC condensate drain line. Replaced the ac air filter & wrote the date of installation on it.
6/19/20: Poured vinegar down the HVAC condensate drain line. Ac air filter not due to be changed until 7/13. Poured capful of bleach into each toilet. Checked all damp rids, replaced the 4 in closets. Buckets in bathrooms still ok.
6/19/20: The guest bathroom toilet is running, I shut the valve off & tagged it as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
6/19/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.

6/19/20: Found the door between the garage & home open. Turned off the breaker to the range. Bug zapper on lanai is on. Hairline cracks are still in the living room ceiling & master bedroom ceiling.
6/19/20: Brought in 1 piece of mail photo below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
6/19/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
6/19/20: The smoke detector in the guest bedroom is chirping. Dehumidifier in kitchen read 51. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
6/19/20: Brought in 1 piece of mail photo below. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
6/19/20: Brought in 2 pool service slips dated 6/9 & 6/16. The piece of cardboard under the engine bay of the suv has oil stains on it & couple drops on the floor see photo below. The different color pool fence caps have been replaced with same color see photo below. The soffits still need to be sealed around the pool pump electrical conduit on the back of the house.
6/18/20: No access to the water main or storage rooms. Visual check of the golf cart which has been moved to Bldg #26.
6/18/20: The plants on the lanai all look healthy. Found a water leak in the upstairs guest bedroom round window last service call & tagged it as such. Made sure to lock the front door handle only when leaving.
