Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/2/20: Interior clean, tree in corner, stil dropping leaves, soil feels okay, don’t think I should water this trip but , added vinegar down HVAC condensation evac tube, added bleach to toilets , picture below6/2/20: Met with Mil from Pro Tek plumbing & let into the residence for plumbing repair. Photo of new valve below.
6/2/20: Nissan SUV with Illinois plates under car port. Bike inside condo. Replaced Damp-Rid bags.
6/2/20: Repair work has started, photos of progress below. Dehumidifier in kitchen read 38.
6/2/20: Turned breaker on to run disposal, turned off. picture below of parking area work.
6/2/20: Shoe covers worn, slider to walkway not locked, locked but was hard, parking lot being paved, pictures below
6/2/20: The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such.
6/2/20: Parking lot being paved, interior 3 large dead bugs, cleaned up and flushed, in living area, picture below
6/2/20: Exterior good, pool clean and pool guy here, ran spa, interior clean, raised thermostats to 77, humidity very good, removed batteries from remotes
6/2/20: The humidity level was slightly high inside the residence, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & make adjustments accordingly.
6/2/20: Exterior clean no problems observed, interior good except 1 large dead bug in living area, pool clean water 2/3 skimmer port, pictures below
6/2/20: The humidity level was high inside the residence when I arrived, I lowered the ac thermostat to 77 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely. Set up the dehumidifier on the kitchen counter & ran the drain hose on the non disposal side. Watered the plant in the kitchen. Turned off the breaker to the range & water heater. Emptied & turned off the ice maker. Found the master bedroom lanai door unlocked.
6/2/20: Exterior clean , picture below, interior all clean as observed
6/1/20: The irrigation system is running during the daytime which almost everyone runs early morning 4am to 6 am so that the water doesn’t get evaporated or burn the grass during the heat and high sun times as it is right now. I remove the trickle charger from the car as requested and then started and ran during the inspection. I believe your AC is set a little too low it’s at 75 I set it to 78° I think that should be good. Grab bar in master bath shower is down, photo below. Photos of the landscaping below.
6/1/20: Weeds in pool area. Garage attic no evidence of pests. Cable box open and wires sticking out or it, photo below.
6/1/20: Poured vinegar down HVAC condensation evac tube. Both of my hygrometers were reading better than 80° inside your home yet your thermostat read 75°. Humidity is mid 50s so that’s good will just keep an eye on it. Couple of dry spots in the front lawn.
6/1/20: Found the lanai storage room door open. The kitchen wall has a crack in the drywall at the end of the cabinets see photos below. Both upstairs bedrooms have some cracks in the drywall tape see photos below. Checked damp rid bag in attic.
6/1/20: Found a dead black snake in foyer, discarded. Pool was a bit low ran water all the time I provided service. Poured vinegar down HVAC condensation evac tube. Replaced batteries in front door entry keypad.
6/1/20: No mail
6/1/20: Weeds in pool pavers, downspout damaged, pictures below
6/1/20: Pool clean and level at 2/3 skimmer port. Poured vinegar down HVAC condensation evac tube, ran screens up and down
6/1/20: Couple mud dobber nests in front entry area, picture below
6/1/20: Pool level 1/3 skimmer port, weeds growing in pool pavers, interior clean except cleaned up 3 cinch worms in living area.
6/1/20: Do not run water per client. Brought two boxes of Damp-Rid bags, put a bag out in each cloths closet. Dehumidifier was draining properly and read 48. Several tiles lifted in garage, tagged them to prevent someone stepping on them.
